Bathroom worktops and vanity tops in East Finchley

Yes. East Finchley is on the patch, and the postcodes we work here are N2. It is worked on our north London run, along with the rest of Barnet. A controlled parking zone means either a visitor permit sorted in advance or a suspended bay, and a suspension is applied for days ahead rather than on the morning. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. Everything the bathroom needs comes off the van at once. Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop installation, worktop templating and worktop replacement. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. The bathroom is decided late and the offcut has usually gone. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Batched vanity tops are templated in one visit.

Knee room under a breakfast bar is measured from the face of the cabinets rather than from the edge of the stone, so a deep apron quietly eats the depth somebody actually gets to sit in. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A veined vanity is nested for what shows above the basin. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.

Where a peninsula returns into a stud wall the load has to sit on the units, with the wall doing no more than steadying it. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. Half-tiled walls leave a line the top has to meet. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Wall-hung units suit a bathroom somebody else cleans.

A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. The check comes before the measuring rather than after, because the whole drawing is set out from that plane. A sloping floor is not the problem. The plane the unit tops finish in is. A lightweight stud partition will not carry a breakfast bar or a peninsula end, and stone finds that out faster than laminate ever did. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. A cloakroom under a stair slope limits the tap before the top.

The workmanship guarantee runs 5 years on every kitchen we fit. Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. The rest of the kitchen still goes in. One damaged piece does not hold up the pieces either side. Spindles and a newel cap stand proud of the string, so the usable width on a turn is measured to the handrail rather than to the wall behind it. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. The bath is usually in the way before the doorway is.

We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. Three stools along one side need more clear length than most plans allow, and once the seating depth is fixed the piece either grows or it loses a seat. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. Two bathrooms nest better together than either does alone.

Nothing is payable until the template, and the template measures the room as it stands rather than estimating from a plan. Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. Dot-and-dab plasterboard sounds solid and is hollow behind, so anything fixed through it has to hit a dab or a batten rather than a void. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. What is behind the plaster decides how a vanity is fixed.
