Kitchen worktops in Oval

Terraces around the ground have been split into flats more often than not, so the kitchen typically sits in a rear room with a 2.6m run and a return, sometimes opened into the living space with a breakfast bar. Whole houses take a modest rear extension rather than a full-width rebuild because gardens are short.

The housing stock

What we are usually working with in Oval

The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Protection down, dry-lay, scribe, then bond: the order matters more in a difficult room than an easy one. A settled floor adds an hour and the day allows for it.

Match days close roads and fill every space, so scheduling has to work around the cricket calendar.

Where the kitchen has taken the bay, the end of the room is three facets of glass set at angles and there is no straight wall left to finish against. Where an upstand meets a window reveal the return is mitred rather than butted, so the joint does not open as the wall moves. The wall makes that decision, not the brochure.

What the job sheets keep listing is Victorian terrace, Georgian terrace, Edwardian mansion flat and Postwar estate block. That mix is why two jobs on the same road can run completely differently.

Access. Permit bays are tight, front gardens are shallow railed areas, and upper flats have a shared stair with a landing turn.

There is nothing to visit in Oval. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Getting stone into the room

A short run of external steps before the communal door means a piece is lifted twice before the staircase proper has even started. Panels travel on edge in a frame, and the frame needs the same clearance the finished piece does. A tall panel cannot be tilted to clear a turn, so it is sized not to need to.

Visitor permits are issued to the household rather than to the trade, so the ones the day needs come from the customer and are best in hand the week before. Where the carry is long the panels come in on edge, two hands on them and nothing else in the way. Handling is where these pieces get damaged.

The building, and what it does to the job

Conversion flats here frequently have the kitchen on an upper floor with a boxed soil stack in the corner, so allow for a scribed notch at one end of the run.

Questions

Working in Oval

01

Do you fit kitchen worktops in Oval?

Yes. Terraces around the ground have been split into flats more often than not, so the kitchen typically sits in a rear room with a 2.6m run and a return, sometimes opened into the living space with a breakfast bar. Whole houses take a modest rear extension rather than a full-width rebuild because gardens are short. A bay suspension carries a fee and a notice period, and the notice period is the part that catches people out when a date moves. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. One trip is always better than three.

02

What sort of properties do you see most in Oval?

Victorian terrace, Georgian terrace, Edwardian mansion flat and Postwar estate block. Cornice runs round the head of the wall, so the wall units stop under it and the splashback band is trapped between two things that are not going to move. Lath-and-plaster on the party wall and the chimney breast returns almost never runs true, so a 100mm upstand bedded on silicone is the honest answer here, it rides the bow and hides the junction the worktop can never close on its own. Cut from the same slab run as the tops.

03

What is the carry usually like in Oval?

Match days close roads and fill every space, so scheduling has to work around the cricket calendar. Permit bays are tight, front gardens are shallow railed areas, and upper flats have a shared stair with a landing turn. The measurement that decides everything is the diagonal between the underside of the flight above and the outer edge of the turn below it. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. Panels are carried on edge from the tail lift to the wall.

04

What is the common job in Oval?

Worktop replacement, worktop installation and worktop splashbacks & upstands, in that order. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. The extension electrician finishes after the drawing did. Conversion flats here frequently have the kitchen on an upper floor with a boxed soil stack in the corner, so allow for a scribed notch at one end of the run.

05

Where does the money actually go on an Oval worktop?

Peninsulas frequently land on a lightweight partition or on units that were never fixed down, and stone needs proper support under it before it goes on. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. Levels are checked across the walkway, not along one side. A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. Fixings find the studs or they find nothing. The stone itself starts at £110 per square metre supply only, with templating, fabrication and fitting quoted on their own lines instead of rolled together.

06

Do you work in flats and leasehold properties in Oval?

A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. One visit for upstands, two for full-height panels. Tell us about the building at the point of booking, so the lift, the stair turn and any freeholder notice are allowed for in advance.

07

What if a worktop will not physically fit through the building?

Splitting a run costs a join, and that is the price of getting stone into the room at all. The carry route is measured before anything is cut, so a piece that will not make the turn is split at the drawing stage rather than discovered on the day. There is no leaning a piece against a wall halfway up, so any flight longer than a dozen treads is planned around a rest point on a landing. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. The frame they travel in needs the clearance as well.

08

What maintenance does a worktop need in an Oval kitchen?

Marble is the one people underestimate. It is porous, like granite, and wants sealing. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Where a top takes wine, oil and lemon most days, the non-porous materials ask least of the household. The chimney breast is usually still standing with the opening blocked up, and the alcoves either side of it are rarely the same width as each other. Where a client wants a full-height piece behind the hob, it usually sits in the old chimney recess, and that recess is rarely square top to bottom or side to side, so it has to be templated as a trapezium rather than a rectangle. Decided before fabrication starts.

09

Is taking the old top off part of the job?

Old laminate is light and awkward rather than heavy, so it is usually the easier half of the day. The tap and waste have to be disconnected by a plumber before we start and reconnected once the stone is in. The template can be taken with the old top still down, which is why one visit covers both. Some zones are controlled for a short window in the middle of the day and open either side of it, which makes the timing of the visit the whole question. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. That is why they are crated the way they are.

10

What if I have already sourced the slab?

Remnants bought elsewhere are the awkward case, because the drawing is then made to fit the stone. Supply through us runs £110 to £550 per square metre for the slab alone, which is the line you would be removing. Several units in one building are fitted out to the same drawing, so an error on that drawing is an error repeated in every flat. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Upstands turn batch offcuts into finished rooms.
