What we are usually working with in Seven Kings
Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. Mitres, cut-outs and drainer grooves are all machined before delivery, because none of them can be done well in a kitchen. Real dimensions go on the cut list, not nominal ones.
The bathroom upstairs sits directly over the kitchen, so its waste comes down in a boxed corner from floor to ceiling that no worktop is going to move. The other constraint is the hall: a piece has to come through the front door, round the newel at the foot of the stairs and through a doorway into the back kitchen, so we size the pieces to the tightest turn on that route before we nest anything, which sometimes means splitting a run that would otherwise have gone in whole. Walls out of plumb are cut for at the bench.
On this patch the buildings are Edwardian bay-fronted terrace, 1920s terrace and 1930s semi. They fail in different places, which is why the survey looks at different things.
Access. Terraced fronts with no driveway on most streets and a controlled zone near the station, though the back gardens are long enough that an extension gives us a clear side passage if the builder has not blocked it with materials.
