Pricing vanity tops in Streatham Hill has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. Purpose-built flats dominate, including 1930s blocks where the original kitchens are narrow galleys with a service door and a maid's cupboard, and the usual job is re-topping within that footprint. Larger Victorian houses that remain whole take a rear extension with a run and a small island. Send through a photograph or two and the rough run length. We will tell you what you are probably dealing with.
Thick external walls, deep window reveals and boxed risers mean the runs are templated to what is there rather than to a rectangle. Ventilation, heating and lighting all compete for the same short stretch of wall, so by the time the surface is drawn the room has already been argued over once. Bathrooms take the same slab and roughly half the width.
The lift is a small passenger car with a gate, and the alternative is a stone stair winding round the shaft with a turn at every half-landing. Walls are thick and out of true, so a vanity is scribed at both ends and the splash return is cut to follow the wall rather than a straight line. A separate WC becomes a cloakroom with a very small top.
What the rooms sit inside, mostly, is Edwardian mansion block, 1930s modernist block, Large Victorian villa and Conversion flat. Each carries its own carry problem before it carries a worktop.
