Kitchen worktops in Upney

Inter-war semis and terraces on the edge of the Becontree layout, where kitchens are small but the plots are deep enough for a shallow rear extension, and most jobs end with an L-shape of about 3m by 1.8m plus a utility by the back door. Units are commonly replaced at the same time as the tops because the originals are past saving.

Kitchen worktop fitted by Worktop WorX

The housing stock

What we are usually working with in Upney

The plaster is a thick float and set over brick that has blown in patches, so a wall sounds solid in one place and hollow a hand-span away. The fitting day is planned backwards from all of it, before the first piece comes off the van. Door fronts and stone edges get checked against each other first.

The consumer unit and the meter tails often sit in a cupboard in the corner of the kitchen, and that cupboard has to stay reachable whatever goes in around it. Where a return wraps into a recess, the piece is offered in dry, marked and eased rather than pushed. What the building will take decides how it is fixed.

The mix here is 1930s semi, inter-war terrace and post-war infill. That is why the same worktop costs differently two doors apart.

Access. Regular suburban streets with a mix of dropped kerbs and kerbside parking, and a side alley between most pairs of semis giving a route to the back garden.

There is nothing to visit in Upney. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Barking and Dagenham

What gets asked for here

An L can be mitred at the corner for a continuous look or butt-jointed over the gable, and the two are different money and different risk. Scribes are cut and eased one piece at a time, and a piece is only offered up to its final position once the pieces either side of it are down. A galley is levelled as one plane, both sides together.

Getting stone into the room

The building, and what it does to the job

The window sits in the middle of the run over the sink, and its board and cill set the limit on how tall an upstand can be. The cill over the sink is checked against the upstand height before the piece is bedded. The tops go on level even when nothing else is.

Deep plots mean the kitchen is a long way from the van, so we plan the carry and clear the side alley of bins before the slab comes off the vehicle.

Upney in the housing figures

Taken across Upney and the roads either side of it, most of the stock dates from the building boom of the twenties and thirties. The old top usually tells us what the next one on the street will be hiding. Measured after the old surface is off, where it matters.

Questions

Working in Upney

01

Are you fitting stone worktops in Upney?

Yes. Deep gravel takes the wheels of a loaded trolley and holds them, so either boards go down or the pieces are carried. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. Everything comes indoors before the loading window closes.

02

Which kitchens in Upney do you end up in most often?

1930s semi, inter-war terrace and post-war infill. A radiator sits under the rear window on the outside wall, and moving it is plumbing that belongs before the template rather than after it. Access is usually the easy part here, as most of these have a side gate and a back door straight into the kitchen, so we carry down the side alley rather than through the house and keep the mess outside. The age of the house sets the pace of it.

03

Do you hit access problems in Upney?

Regular suburban streets with a mix of dropped kerbs and kerbside parking, and a side alley between most pairs of semis giving a route to the back garden. A side gate and a back door mean the stone never goes through the house at all, which keeps the dust and most of the risk outside. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. Half a day can go on the strip-out where the way in is tight.

04

Which of your services does Upney ask for most?

Worktop installation and worktop replacement, in that order. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. Four flats, four days, no scaffold week. Deep plots mean the kitchen is a long way from the van, so we plan the carry and clear the side alley of bins before the slab comes off the vehicle.

05

What decides the price of a worktop in Upney?

Where the return runs into a wall that is out of square, the corner is templated as the angle it really is rather than as ninety degrees. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. The last piece in has the least tolerance left. A chimney breast left in place splits a wall into two alcoves, and the two are rarely the same width and rarely parallel to each other. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. It is the usual surprise, and it is a known one. Material runs from £110 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines rather than rolled into one figure.

06

Can you fit a worktop in an Upney flat?

A quartz sample left on the counter for a week under the actual kitchen lights settles more arguments than any showroom, and an owner is the only person in a position to do that. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Whoever lives there hears the timing first. Tell us the building when you book and the lift, the stair turn and any freeholder notice get built into the day rather than found on it.

07

Are drainer grooves cut on site or in the workshop?

Grooves are machined into the surface rather than applied to it, so there is nothing to come loose later. Where there is no room for a separate drainer, grooves are usually what gets specified instead. The bowl position has to be settled before templating, since the grooves are set out from it. The kitchen door opens inwards into the middle of a run, so the usable length of that wall stops well short of the corner. Almost everything that makes a fitting day hard is a property of the building rather than of the stone. The whole run is dry-fitted before any adhesive is opened.

08

Does a stone worktop need sealing?

A seal is not waterproofing. It only buys time to wipe a spill up. Marble is the one people underestimate. It is porous, like granite, and wants sealing. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. The stack serving the bathroom above comes down the rear elevation in cast iron, and its branch settles where a sink waste can reasonably be picked up. The fitting itself is slower than the carry: original plaster on the party wall and around the old chimney breast is rarely square to the run, so back scribes get cut on site, and where a return wraps into a breast recess we template that shoulder tight and ease it in. Walked, measured, protected, then lifted.

09

Do I have to get rid of the old tops myself in Upney?

Taking the old tops off and disposing of them is its own line on the quote rather than something folded into the stone price. The sink and hob are lifted out with the old top and kept aside if you are reusing them. Disposal means it goes in the van, not into the garden to wait for a collection. Block paving bedded on sand can rut under a fully loaded van, and that is said to the customer beforehand rather than explained afterwards. A van that has to move mid-fit costs the best part of an hour and takes a man off the tools to do it. A spotter on the van is a man off the tools.

10

Where will the joins be?

A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. What you get is a line rather than a step, because the pieces are levelled to each other first. A mitred corner is cut and dressed as a matched pair, and if either leg shifts by a millimetre on site the joint opens along its whole length rather than at one end. A layout that has been packed and levelled run by run instead of to one datum shows as a step where two pieces meet. Access is checked against the longest piece first.
