Kitchen worktops in West Hendon

New waterside apartments with open-plan kitchens along one wall, typically 3m with a small peninsula, alongside older terraces on the Broadway side with narrow back kitchens that have never been extended. The new-build work is surface replacement; the terrace work is often a full refit in a very tight footprint.

The housing stock

What we are usually working with in West Hendon

The room is square, the walls are plumb and the floor is flat, so almost every complication in the job belongs to the building rather than the kitchen. Levelling is done under the units and not under the stone, so anything out is corrected before a piece is lifted in. Levelled under the units first.

Open-plan living makes the kitchen furniture rather than utility, so the island and the run behind it are nested off the same area of slab. If the diagonal is short we either split the run with a planned join or, on lower floors, carry up the stairwell, which needs the half-landing turn checking as well. Old fabric gets handled as old fabric.

What turns up on the job sheets is 2010s-2020s regeneration towers by the reservoir, Victorian and Edwardian terrace and post-war blocks. Each of those behaves differently once the old top comes off.

Access. The regeneration blocks have proper service entrances and lifts but require booking and restricted loading times, while the older terraces sit on a busy A road with red route sections and no off-street parking at all.

There is nothing to visit in West Hendon. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Getting stone into the room

Where the frontage is a clearway the unload happens away from the door and the carry gets longer, which is a crew and time question rather than a stone one. Two men and a long carry is a different day from two men and a drive, and the crew is sized on that. We would rather ask than guess.

West Hendon in the housing figures

Locally the banding is well below the London middle. The units stay and only the surface changes, so the whole job turns on what the carcasses will take. Measured after the old surface is off, where it matters.

The building, and what it does to the job

A drying balcony opened off the kitchen originally and many have since been glazed in, which turns an external wall into an internal one with the old threshold still in it. The carry is the constraint. What the building will take decides how it is fixed.

Waterside blocks have long internal corridors from the lift to the flat door, so the carry inside the building is often longer than the one outside it.

Questions

Working in West Hendon

01

Do you take on West Hendon kitchens?

Yes. New waterside apartments with open-plan kitchens along one wall, typically 3m with a small peninsula, alongside older terraces on the Broadway side with narrow back kitchens that have never been extended. The new-build work is surface replacement; the terrace work is often a full refit in a very tight footprint. Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. The kerb decides the start time.

02

What is the housing like from a worktop point of view in West Hendon?

2010s-2020s regeneration towers by the reservoir, Victorian and Edwardian terrace and post-war blocks. These buildings have firm rules about what can be propped open, left in a lobby or carried through the residents entrance. Everything comes up in the lift, so we measure the lift car's internal diagonal before the piece is loaded, because a car that takes 2.4m on the diagonal will not take a 3m worktop no matter how you stand it. Lath and plaster is not a fixing, and is treated accordingly.

03

Is getting the worktop in the hard part in West Hendon?

The regeneration blocks have proper service entrances and lifts but require booking and restricted loading times, while the older terraces sit on a busy A road with red route sections and no off-street parking at all. A car ceiling at 2.2m sets the tallest thing that will stand in it, and the trap panel and light fitting take a slice off even that. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. Two carries in one day needs the route free for both.

04

What do you get asked for most in West Hendon?

Worktop replacement and worktop installation, in that order. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. Housings set out for laminate are checked first. Waterside blocks have long internal corridors from the lift to the flat door, so the carry inside the building is often longer than the one outside it.

05

Why do West Hendon quotes vary so much?

A window at one end and a doorway at the other means one end of the run is lit from behind and the other is interrupted, so the two ends of the same length behave differently. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. A corner that will not close is never forced. Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. The old top hid it. The drawing will not. Material starts at £110 per square metre supply only, and templating, fabrication and fitting sit on their own lines rather than inside one figure.

06

Is a leasehold flat in West Hendon any harder to do?

The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. If the carcasses are tired the honest answer is that stone will find that out, and it is better said before than after. Void periods do not extend to suit a lead time. Let us know the building when you book, and the lift, the stair turn and any freeholder notice are handled beforehand rather than on the fitting day.

07

Is templating a separate visit from fitting?

On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Nothing is measured until the sink, the tap and the hob are in the room to measure against. Nothing changes hands until after the template. Plasterboard partitions mean light scribes and clean joins, and the fabrication effort moves to the visible faces instead. The fitting day is planned backwards from all of it, before the first piece comes off the van. The awkward piece goes in before the easy ones.

08

Is the quote a fixed price or an estimate?

What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. Plumbing, gas and electrical work are not in the figure, because we do not do them. No installed price per square metre is published, because it is not a real number. A partition that gives when you lean on it will give under someone sitting at an overhang, and a bonded mitre nearby is where that movement shows first. This is the commonest reason a replacement turns out to need more than a straight swap. Nothing about it is a discovery on fitting day.

09

What happens if a piece will not go up the stairs?

If a piece cannot be got in at all, we say so at the template rather than on the day. The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. A goods lift booked by the hour puts a clock on the whole delivery, so pieces go up in a planned order and nothing is handled twice. With no room to turn, the old top gets cut up in the kitchen instead, which is dusty work and needs the room emptied first. Waste goes out the way the stone came in, so the route stays clear.

10

Will you fit a worktop I have bought myself?

How much slab you hold matters: upstands and any remake have to come out of the same batch. Templating, fabrication and fitting are the same three lines whether the stone came from us or from you. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. The carcasses have to be sound, because stone is several times the weight of what is coming off. A builder-finish kitchen upgrades in a morning.
