The vanity tops in Wood Green that go smoothly are the ones where somebody asked awkward questions about the room at the start. Three types side by side: Victorian terraced back-kitchens, 1930s flats with a genuine separate kitchen room of about 2.5m by 2.2m, and new towers where the kitchen is a fitted run along one wall of the living space with a stone-look island the developer priced as an upgrade. The towers push a lot of like-for-like replacement work. Send a few photographs of the run and we will tell you which of those you are dealing with before we come out to Wood Green.
These kitchens were service rooms once, so they are long, narrow and further from the entrance than the floor plan suggests. None of it changes the material, but it does decide whether the top comes out of offcut stock or wants a slab bought for it alone. A vanity top is a small piece with a great deal drilled through it.
Balcony access and long communal corridors are often the carry route, and both are narrower than they look with a piece on edge. Permitted working hours mean a bathroom fit is planned to finish well inside them, which is easy with one top and less easy with two. Concrete walls take a bracket well and a chase badly.
What the kitchens here mostly sit in is Victorian terrace, 1930s block of flats and 2020s residential tower. They fail in different places, which is why the survey looks at different things.
