Kitchen worktops in Brick Lane

Residential kitchens above the shops are narrow and long, squeezed into the back of a first-floor flat with runs of 2m to 2.6m and a single sash window. Brewery and warehouse conversions are the opposite, with open-plan kitchens along one flank wall and a bar-height peninsula.

The housing stock

What we are usually working with in Brick Lane

Plaster over blockwork is thin and hollow in patches, so anything fixed back to the wall needs a sound spot found first. A wall out by a few millimetres over a metre will show behind a full-height panel and disappear behind an upstand. Sockets cut in the shop, not on site.

Flats above commercial units are reached by a separate side door and a very steep single-width stair, with no lift and no chance of turning a long piece at the top. The street itself has heavy footfall from late morning until late at night, so realistically deliveries happen early and the van cannot sit for long.

These flats have been reconfigured more than once, so the kitchen often sits in what was a bedroom with services run a long way to reach it. Post-war terraces are typically blockwork or early lightweight block with a hard render coat, and the kitchen has usually been reconfigured at least once, leaving patched areas of newer plaster next to original render that sit at different depths. Old walls lean back, and a tall panel shows it.

What turns up on the job sheets is flat over shop or restaurant, former brewery and warehouse conversion and Victorian terrace. What the units are screwed to varies between them, and that decides the fixings.

There is nothing to visit in Brick Lane. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Tower Hamlets

The building, and what it does to the job

Above-shop flats mean everything gets planned in short jointed sections, and the stair, not the kitchen, sets the maximum piece size.

Brick Lane in the housing figures

Locally landlords hold the greater part of the stock. A void week is the easiest slot to take, and it is worth asking for before a tenant moves in. Priced on the units we find, not the ones on the drawing.

What gets asked for here

Peninsula tops are often the longest single piece in the kitchen, so if anything in the layout is going to force a second slab it is generally this one. The panel behind a hob is usually the tallest piece in the kitchen, and its height is set by the extractor above it rather than by the wall cupboards either side. The run decides where that joint falls.

Questions

Working in Brick Lane

01

Are you fitting stone worktops in Brick Lane?

Yes. Residential kitchens above the shops are narrow and long, squeezed into the back of a first-floor flat with runs of 2m to 2.6m and a single sash window. Brewery and warehouse conversions are the opposite, with open-plan kitchens along one flank wall and a bar-height peninsula. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Panels come across in one pass with the route already cleared.

02

Which kitchens in Brick Lane do you end up in most often?

flat over shop or restaurant, former brewery and warehouse conversion and Victorian terrace. The front rooms sit over the shop window with a structural beam beneath them, and the floor either side of that beam is not at one level. That step is exactly what an upstand covers and what a full-height panel exposes, so unless the wall is skimmed level end to end, a 100mm band is the reliable choice. Sockets in a stud wall move more easily than sockets in brick.

03

Do you hit access problems in Brick Lane?

The street itself has heavy footfall from late morning until late at night, so realistically deliveries happen early and the van cannot sit for long. Flats above commercial units are reached by a separate side door and a very steep single-width stair, with no lift and no chance of turning a long piece at the top. Sintered stone at 12mm changes what a staircase can take, because the same run arrives at roughly half the weight of the granite equivalent. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. Old material is stacked outside rather than left along the route.

04

Which of your services does Brick Lane ask for most?

Worktop replacement and worktop splashbacks & upstands, in that order. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. The carcasses have to be sound, because stone is several times the weight of what is coming off. A builder-finish kitchen upgrades in a morning. Above-shop flats mean everything gets planned in short jointed sections, and the stair, not the kitchen, sets the maximum piece size.

05

What decides the price of a worktop in Brick Lane?

A peninsula is an island with one end tied to a run, which means the join between them has to be planned rather than allowed to happen. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. The panel seam sits over the worktop seam. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. What is behind the old top decides the day. Material starts at £110 per square metre supply only, and templating, fabrication and fitting sit on their own lines rather than inside one figure.

06

Can you fit a worktop in a Brick Lane flat?

Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Nothing to reseal is the point in a let. Let us know the building when you book, and the lift, the stair turn and any freeholder notice are handled beforehand rather than on the fitting day.

07

Can a Brick Lane worktop be done in one piece?

A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. Each join is an item on the drawing, so the layout and the figure move together. There are only ever a few legal positions, and the one taken is furthest from the light. The free end is what needs deciding early: square edge, mitred apron down the end, or a full waterfall to the floor, and a waterfall is cut in sequence off the same part of the slab. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. External corners are mitred, not butted.

08

What if the units in a Brick Lane kitchen have moved since they went in?

Units have to be fixed down as well as levelled. A loose carcass moves under stone. The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Small variation is taken up by packing under the top on the fitting day. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. We would rather find it at template than on the morning, which is why the templater looks behind the units. The beading was covering a bowed wall.

09

What if a worktop will not physically fit through the building?

The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. If a piece cannot be got in at all, we say so at the template rather than on the day. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. A piece carried on edge up a flight has to clear the ceiling above the stairs as well as the walls either side of it. We plan the strip-out and the carry as one movement so the kitchen is only out of use for a single day. Whether the strip-out is a cut-up job is settled at template.

10

What if the stone gets chipped on the way into a Brick Lane kitchen?

A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. The rest of the kitchen still goes in. One damaged piece does not hold up the pieces either side. Floors and units are protected before anything comes through the door. Open-tread and cantilevered stairs give nothing to lean a piece against, so the whole weight stays on the crew for the full length of the flight. The old tops leave by the same route, so the carry out and the skip or van are planned alongside the carry in. Two carries in one day needs the route free for both.

“I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!”
