Bathroom worktops and vanity tops in Bush Hill Park

Yes. Bush Hill Park is on the patch, and the postcodes we work here are EN1. It is worked on our north London run, along with the rest of Enfield. A suspension only works if the cones and the notice are actually there on the morning, and now and then a car is sitting in the bay regardless. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. The van waits while a kitchen goes in, not while a basin does. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

The original range recess often survives as a shallow alcove with an iron lintel over it, a hundred millimetres deeper than the wall either side of it. Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop templating, worktop installation and worktop replacement. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. An en-suite is the same four operations at a smaller size. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. One tap across a building means one drilling setup.

The two runs are read against each other rather than against the floor, so they are set to one datum taken across the aisle instead of measured up from the boards. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. Two bathrooms nest better together than either does alone. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A pipe boxing gets a radiused notch, never a square one. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. The lead time on a vanity is the lead time on a kitchen.

On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Party wall settlement pulls the floor down at one side of the room, so a long run reads level at one end and not at the other. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. The depth sets the piece, not the length of the wall.

Where a top takes wine, oil and lemon most days, the non-porous materials ask least of the household. Sealing is the one maintenance job that genuinely differs by material, and it is worth knowing which you are buying before the slab is chosen. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Ceilings in the addition are lower than in the front rooms, so the band of wall between the worktop and the wall units is shorter than the rest of the house suggests. Either way the walls are thin, the floor is boards over shallow joists and nothing meets at a right angle, so the vanity is scribed at both ends and the unit is fixed back to the wall as well as standing on the floor. Deep reveals turn a window board into a real piece of stone.

The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. The bowl position has to be settled before templating, since the grooves are set out from it. Gas, waste and later wiring were boxed in against the wall long after the house was built, and that boxing is what the run has to clear. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. The same stone as the kitchen, in a narrower cut.

If a piece cannot be got in at all, we say so at the template rather than on the day. A join forced by the route still sits over a gable, so it is no poorer a join for that. Where there is a lift, whether it can be booked out and padded matters as much as its size. Where the garden is level and the back door is wide the pieces get staged outside on trestles and brought in one at a time as the fitters are ready for them. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. A cut top is weaker than an uncut one, so it travels differently.
