What we are usually working with in Coulsdon
The plaster is a thick float and set over brick that has blown in patches, so a wall sounds solid in one place and hollow a hand-span away. Taking the old tops off is also the first honest look at what has been going on underneath them. The units are relevelled before anything new is bedded.
The valley floor around the town centre is straightforward with parking, but the houses on the chalk slopes either side have steep approach roads and tiered front gardens with retaining walls and steps.
These kitchens have been retiled at least twice, and stripping the tiles takes the bottom band of plaster with them because the old laminate ran underneath rather than up to them. Access is usually the easy part here, as most of these have a side gate and a back door straight into the kitchen, so we carry down the side alley rather than through the house and keep the mess outside. Fixings go into what the wall actually is.
The building types here are 1930s semi, post-war detached, 2000s Cane Hill new-build and town-centre flats. Which of those you have decides most of what follows.
