Pricing vanity tops in De Beauvoir Town has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. An unusually uniform stock of 1840s villas and semis, so the kitchen is nearly always in the rear half of the ground floor or at garden level, with a rear extension giving an L of about 3.5m and a peninsula. The regularity means the layouts repeat street to street, which is rare anywhere in the three boroughs. You do not need to know which one you have before you call. We work that out on the survey.
Chimney breasts are often taken out at ground level and left standing above, so the middle of the run is newer wall than the two ends of it. Humidity is the difference nobody mentions, because a room that fills with steam twice a day treats sealant, grout and every joint in it far harder than a kitchen ever does. Most vanity tops begin life as an offcut from another room.
The closet wing is a narrow projection at the back with windows on two sides, which leaves very little continuous wall for a run. Where a bedroom has been divided to make a bathroom the window sits off centre to the new room and the vanity ends up under it, which puts the window board in the order rather than outside it. Old pipework is boxed rather than moved, and the top notches round it.
The stock behind these kitchens runs to 1840s Italianate villa, Victorian semi-detached house and conversion flat. Which one you have changes the order of the day more than the design does.
