The buildings and streets around Honor Oak Park

late Victorian terraceEdwardian terrace1930s semipostwar low-rise flats

No two streets in Honor Oak Park throw up the same problem, and the vanity tops we book there are priced off what is actually behind the units rather than off a floor plan. Terraces stepped up a hill, so plenty of houses have a half-landing kitchen or a rear room sitting well above the garden with steps down. Extensions here often need a raised deck, and the run tends to be an L following the original chimney breast. We would rather find the awkward corner now than on the day the stone arrives in Honor Oak Park, so the survey looks at everything.

The kitchen doorway is usually offset into a corner, so one leg of an L is short before anyone has designed anything. Bathrooms in buildings like this are reached up a flight and worked in a room two people can barely stand in, and the visit is planned around both. The bridge of stone behind the basin is the part that matters.

A service duct runs between the kitchen and the bathroom stacked above it, and access to that duct stays open whatever the layout does. Floors are solid, so the unit sits where it is put and the levelling is done under it rather than argued with afterwards. Older walls give a vanity nothing straight to sit against.

What the job sheets keep listing is late Victorian terrace, Edwardian terrace, 1930s semi and postwar low-rise flats. Each carries its own carry problem before it carries a worktop.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why Honor Oak Park is its own job

We have carried enough stone into kitchens in Honor Oak Park to know what to allow for before the day arrives. Steep gradients away from the station, on-street permit parking, and front gardens given over to bins rather than drives; the uphill roads are hard work for a two-man carry. Split-level rear rooms are the recurring issue, confirm which floor level the units actually sit on before templating. It goes on the drawing, you agree the drawing, and the workshop cuts to that. Nothing is decided on the day.

The work

What bathroom worktops involves

The service is the stone and the seating of the basin. Water, waste and any electrical work belong to other trades and are not quoted here. A plumber connects the tap, trap and waste afterwards, so the visit is booked to land between their first and second fix. You end up with an aperture you can look into without seeing a sawn edge, because it was polished before the basin went anywhere near it.

We make and fit the stone and seat the basin into it. Water and waste are a plumber's work and stay that way. Where the tap is wall-mounted there are no holes at all, and the top gets back the depth a deck-mounted tap base would have taken. Rooms here are small and square, so the template is quick and the piece nests into offcut stock without difficulty. Seated and sealed by us, connected by your plumber.

The money

What it costs in Honor Oak Park

Ordering the bathroom with the kitchen comes cheaper than ordering it afterwards, because it shares the template visit, the slab and the fitting day. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. The supply band of £110 to £550 per square metre is known the day you choose a colour. What is not known until the template is the piece count and the number of cut-outs. You see what the window board and the shelving cost separately.

What Honor Oak Park asks for

Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. Shared houses want quartz vanities and no sealing regime.

A trade counter or a bar does not come out of the local housing stock, so there is no ranking to give you. The housing itself asks for worktop templating, worktop replacement and worktop installation. The work is quoted the same way regardless.

Honor Oak Park in the housing figures

In the streets around Honor Oak Park, upper-band homes are rare in the stock. Every survey starts from a blank sheet. Bathrooms repeated across a building are worth drawing together, since a shared slab is what makes them affordable. A vanity in an older house allows for walls that have moved.

Access

Getting stone into a Honor Oak Park kitchen

Steep gradients away from the station, on-street permit parking, and front gardens given over to bins rather than drives; the uphill roads are hard work for a two-man carry.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Honor Oak Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Honor Oak Park on your patch?

Yes. Honor Oak Park is on the patch, and the postcodes we work here are SE23, SE4. It is worked on our south east London run, along with the rest of Lewisham. Where the permit is a digital session rather than a paper one, somebody in the house has to start it at the hour the van actually arrives. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A bathroom return visit is planned around the street, not the diary. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Why would bathroom worktops in Honor Oak Park be any different from anywhere else?

The external wall is a concrete panel with a modest window, so the run under it sits in a shallow reveal with a hard cill. Bathrooms in this stock are compact, squarely built and take a short vanity that will come out of almost any offcut, which makes them among the cheapest bathroom tops we cut. A bathroom carved out of a bedroom keeps the bedroom window. Where two pieces meet over a fall in the floor the join has to be flush to the hand as well as true to the level, because the eye reads the join and forgives the room. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. Nothing in a bathroom is square, and the top has to be.

What is the carry like in Honor Oak Park?

A handrail that has to come off before a piece will pass is twenty minutes at the start of the day, and it goes back on the wall before we leave. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Loft en-suites arrive up the tightest flight in the house. A resident bay and a shared-use bay can sit on the same street under different rules, and it is usually the shared one a visitor permit or a ticket touches. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. Tap holes are drilled at the works, so nothing keeps the van waiting.

Is bathroom worktops what Honor Oak Park is known for?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop templating, worktop replacement and worktop installation. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Where every bathroom matches, one slab covers the building. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. A landlord specifying once is specifying tap holes once.

Where does the money go on a Honor Oak Park worktop?

An L can be mitred at the corner for a continuous look or butt-jointed over the gable, and the two are different money and different risk. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. What the kitchen cannot use, the vanity usually can. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What needs to be ready before you come to Honor Oak Park?

Floors settle, and once base units are packed and levelled properly the stone sits true while everything else in the room admits it is not. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A low window over the basin caps the splash return. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. One owner can take a date next week while the flat below needs three weeks of notice, so several kitchens in one building end up scheduled by the slowest permission. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A bathroom done once is worth the conversation about finish.

Is taking the old top off part of the job?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. The sink and hob are lifted out with the old top and kept aside if you are reusing them. Disposal means it goes in the van, not into the garden to wait for a collection. A shared-use bay allows a paid stay up to a set maximum, and that maximum is routinely shorter than the working day the job needs. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. The basin travels in the van with the top it belongs to.

What if a worktop will not physically fit through the building?

The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. Spindles and a newel cap stand proud of the string, so the usable width on a turn is measured to the handrail rather than to the wall behind it. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. The piece is carried by its long edges, never by the aperture.

How many visits does a Honor Oak Park worktop take?

The same firm templates and fits. Nobody else is brought in to install. No payment is due before the template. Upstands and splashbacks are templated after the worktop is down and settled, so they are a separate visit. Internal partitions are dense block finished in a hard sand and cement plaster, which is unforgiving to drill and unforgiving to make good. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. A vanity is priced as its own piece, not as a length of worktop.

Is a full-height stone splashback worth doing?

Ordered later from a different batch, the match is not reliable where the two pieces meet. An upstand is a slim strip that follows the worktop up the wall; a full-height splashback runs from the worktop to the underside of the wall units. If it is a decision for later, say so at the template: the match is a question about the batch. Front doors off the deck open into a lobby barely wider than the door itself, and the turn out of it is a right angle. The complication is the service riser boxed into a corner: the top is notched round it with a radiused internal corner, never a square one, and the notch is machined at the works from a measurement taken at the finished face. Deep reveals turn a window board into a real piece of stone.
