Bathroom worktops and vanity tops in Latchmere

Yes. Latchmere is on the patch, and the postcodes we work here are SW11. It is worked on our south west London run, along with the rest of Wandsworth. Camera enforcement gives nobody the chance to explain, where an officer on foot at least sees a tail lift down and stone coming off it. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. Tap holes are drilled at the works, so nothing keeps the van waiting. A small room puts the sink, hob and tap cut-outs close together on one short length, and the bridge of stone left between them decides whether it can be cut in one piece. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. A pod bathroom inside a shell has walls built last week. A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. A vanity has no depth to give away to a scribe.

Timber nosings chip under a slipped edge, so the treads are covered along the whole flight rather than only at the landings. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. The piece is carried by its long edges, never by the aperture. Where a loading concession applies at all, it holds only while something is being carried, which makes it a way to unload rather than a way to park. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. The basin travels in the van with the top it belongs to.

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Repeat work is where a vanity stops being an afterthought. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. Several small tops nest better than one large one.

A window at one end and a doorway at the other means one end of the run is lit from behind and the other is interrupted, so the two ends of the same length behave differently. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. One slab run, so the bathroom matches the kitchen. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. The unit is packed level before the top goes near it. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Access is arranged through a managing agent or a scheme office rather than with the household directly, so a date gets confirmed once in writing and moving it costs a fortnight. A let bathroom wants quartz for the same reason a let kitchen does: nothing to seal, and nothing an incoming tenant has to be briefed on. Access to a tenanted bathroom is arranged, not assumed.

The same firm templates and fits. Nobody else is brought in to install. The design and quotation visit comes first. It is free and carries no obligation. A template on a normal kitchen takes two to three hours in the room. Ceilings are generous and the rooms are narrow, so the runs are long, the aisle is tight and there is nowhere to stand a slab on edge. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. The stone is the simple half of a bathroom fit.

A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. A steep pitch shortens the tread and lengthens the reach, which leaves whoever is below carrying most of the weight for the full flight. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. A cloakroom under the stairs is a short carry into a tight room.

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. An old stone top is heavier coming out than the new one is going in, and leaves in sections. The units below stay exactly as they are; only the surface is replaced. Loading concessions differ from one zone to the next rather than following a single national rule, so what applied on the last job proves nothing about this one. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. A second visit for a splash return is one we would rather avoid.

A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. A tap under a window board still needs room for its handle to lift, which is checked at the template. The two runs are rarely the same length, and the shorter one often carries the sink, which puts the cut-outs in the piece with the least material to spare. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. A narrow top nests into waste nobody else wants.
