The buildings and streets around Northolt

There is no single answer to what bathroom worktop fitting in Northolt costs, and the honest version of that answer starts with the kind of kitchen involved. Postwar estate housing and maisonettes with small square kitchens, two-wall layouts and a storage cupboard eating the corner. Mostly replacement tops onto sound existing units. You will see the drawing before anything is machined, and if it is wrong on paper it gets changed on paper.

Windows sit in deep concrete reveals with a cast sill, and that reveal is usually the least square thing in the room. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. The same stone as the kitchen, in a narrower cut.

These are built in dense concrete, so support for a peninsula or an end panel goes in with proper anchors rather than plugs. Dense concrete and blockwork hold a bracket firmly, so a wall-hung unit is secure, though nothing can be chased in to hide a pipe. High ceilings do nothing for a vanity, but the reveals do.

The stock we template in here is Postwar estate house, 1930s semi, 1960s maisonette and Northolt Village older stock. Which one you have changes the order of the day more than the design does.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why Northolt is its own job

We treat a kitchen in Northolt as its own job, because that is what the survey keeps showing us it is. Estate roads with parking courts, bollards and narrow service alleys behind the terraces. The approach is off the A312 at the Target roundabout or down from the A40. The cupboard-in-the-corner layout leaves a short return under 700mm that still needs its own template and its own polished end, so it is never quite as quick as it looks. You see the drawing before we cut, and if we have read the room wrong, that is the moment to say so, not the morning the fitters arrive.

The work

What bathroom worktops involves

Most vanity tops are cut from offcut stock, so the material line on a bathroom is usually a fraction of what the same colour costs by the slab. Templating a bathroom takes under an hour in most rooms, and the drawing is agreed with you before anybody leaves. You end up with a bathroom surface in the same stone as the rest of the house, cut for the basin you chose rather than for a standard one.

Most vanity tops are cut from offcut stock, because a standard vanity depth is a good deal narrower than a kitchen run. Where the tap is wall-mounted there are no holes at all, and the top gets back the depth a deck-mounted tap base would have taken. Rooms here are small and square, so the template is quick and the piece nests into offcut stock without difficulty. Drilled to your tap, not to a standard spacing.

The money

What it costs in Northolt

Ordering the bathroom with the kitchen comes cheaper than ordering it afterwards, because it shares the template visit, the slab and the fitting day. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. Supply-only material is £110 to £550 per square metre. The more useful question is not which end of that you are at, but how many operations the cut list carries. A bathroom quote you can read without a calculator.

What Northolt asks for

Not a domestic job, so it is not ranked against the streets around it. Those streets generate worktop replacement, worktop installation and worktop splashbacks & upstands. Same slabs, same saw, same installers.

The carry, and what it rules out

The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. It matters less here than it does on a kitchen, and that is worth saying plainly rather than pricing a bathroom as though it were one. Carried flat on a board once the aperture has been cut.

Northolt in the housing figures

In the streets around Northolt, the banding is well below the London middle. Corners tend to come in close to square. Bathrooms repeated across a building are worth drawing together, since a shared slab is what makes them affordable. The figures shape the bathroom quote; the template fixes it.

Access

Getting stone into a Northolt kitchen

Estate roads with parking courts, bollards and narrow service alleys behind the terraces. The approach is off the A312 at the Target roundabout or down from the A40.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Northolt

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Northolt, or just list it?

Yes. Northolt is on the patch, and the postcodes we work here are UB5. It is worked on our west London run, along with the rest of Ealing. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. The van moves on. The fitter stays with the vanity. Your part of it happens entirely at home, with nothing to travel to and nothing to bring back.

What do the kitchens in Northolt do to bathroom worktops?

Where the kitchen is on the entrance level, the piece comes off the deck and turns straight in without going up or down at all. Bathrooms in this stock are compact, squarely built and take a short vanity that will come out of almost any offcut, which makes them among the cheapest bathroom tops we cut. A pod bathroom inside a shell has walls built last week. A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. The tile joint behind is what shows a top that is not level.

Do you have trouble getting long pieces into Northolt kitchens?

Estate roads are often too tight for a long-wheelbase van to turn, so the carry starts a good deal further from the door than a map suggests. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Two hands to a shelf, four to a double vanity. Where parking runs down both sides the road is left as a single lane, and a van standing in it has to be somewhere it does not stop a bin lorry. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. Ordered with the kitchen, the bathroom costs no extra journey.

Do you get much bathroom worktops work in Northolt?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. A repeated top is still drilled to the taps actually bought. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. A rear addition adds a cloakroom before it adds anything else.

What decides the price of a worktop in Northolt?

Where the return runs into a wall that is out of square, the corner is templated as the angle it really is rather than as ninety degrees. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A narrow top nests into waste nobody else wants. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.

What do I need to sort out first?

Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A stud wall takes a vanity only once there is timber behind it. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. Where the provider has set the specification the material choice was made once for a great many kitchens, and the useful work is meeting it exactly rather than proposing something else on the day. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Owner bathrooms get the slab viewed; let ones get the sample.

Do I have to get rid of the old tops myself in Northolt?

Taking the old tops off and disposing of them is its own line on the quote rather than something folded into the stone price. An old stone top is heavier coming out than the new one is going in, and leaves in sections. The template can be taken with the old top still down, which is why one visit covers both. With no scheme to work with there is nothing to book and nobody to ring, so the only levers left are an early arrival and a word with the neighbours. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. A bathroom return visit is planned around the street, not the diary.

Which materials need sealing and which do not?

Bleach and limescale remover harm a polished finish rather than clean it, whichever material is on the units. Topping a seal up is a wipe-on job with a cloth. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. A service duct runs between the kitchen and the bathroom stacked above it, and access to that duct stays open whatever the layout does. The complication is the service riser boxed into a corner: the top is notched round it with a radiused internal corner, never a square one, and the notch is machined at the works from a measurement taken at the finished face. The window over the basin is the one the top answers to.

Who decides where a join falls?

Join count and position are settled from the template drawing rather than improvised on the fitting day. A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. A mitred corner is cut and dressed as a matched pair, and if either leg shifts by a millimetre on site the joint opens along its whole length rather than at one end. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The bathroom is drawn while the kitchen is still on the bench.

How do you cut out for an undermounted sink?

We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. Two bowls means two cut-outs and a bridge of stone between them, which decides where the sink can go. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. Butt-jointing over the gable puts the seam a few hundred millimetres back from the corner, below the eye line instead of straight across it. A narrow top nests into waste a kitchen cut list would otherwise throw away, which makes it the cheapest stone in the job. Offcut stock is the cheapest stone a vanity will ever sit on.
