Pricing vanity tops in Orpington has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. A broad mix, but the recurring one is the Orpington bungalow: a wide, shallow kitchen with worktop on three sides, low windows and a wall-mounted boiler, where the owner wants an undermount sink and a drainer grooved into the stone. The inter-war semis nearby run to standard rear-extension kitchen-diners. Old kitchens rarely announce what they are. That is why somebody comes out and looks before a price is written.
The consumer unit and the meter often sit high on the wall at one end of the kitchen, and neither of them is going to move to suit a run of stone. Ventilation, heating and lighting all compete for the same short stretch of wall, so by the time the surface is drawn the room has already been argued over once. A vanity top is a small piece with a great deal drilled through it.
Wide doorways and level thresholds mean full-length pieces go in whole and the join count comes down to slab length alone. The original bathroom in these houses is the small room over the hall, and a vanity in it is short, shallow and hard against a wall at each end, so both ends are scribed and there is no tolerance left between them. A large bathroom is where a double vanity becomes possible.
The fabric of the place is 1930s semi, post-war detached, bungalow and town-centre flats. Two of those can sit on the same street and quote a long way apart.
