The housing stock

What we are usually working with in Perivale

These read as easy from the outside and rarely are, since the flat entrance is often tighter than the goods lift. Old top out in the morning, new stone down and sealed the same afternoon, with a plumber either side of us. The tiles above will want attention once the old top goes.

The Deco conversions have deep window reveals and non-standard ceiling heights, so set the splashback height off the actual reveal rather than the architect's drawing. Western Avenue runs straight through with limited turnings, so overshooting means a long loop.

Ceilings are high and there are usually no wall units, so a splashback runs to whatever height is decided rather than to a cupboard. The full route is walked with a tape before anything is unloaded, including the turn at the flat door. Lath and plaster is not a fixing, and is treated accordingly.

Most of what we quote on here is 1930s semi, Art Deco industrial conversion, interwar terrace and postwar infill. Each of those behaves differently once the old top comes off.

Access. Residential streets have drives, but the converted-factory apartments need lift booking and residents' permits.

There is nothing to visit in Perivale. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Getting stone into the room

The building, and what it does to the job

Window boards and cills stand proud of the plaster, so the back edge of the top has to be plotted to where the units actually sit rather than to the wall. A laminate top was scribed thin at the back to swallow it, and stone cannot be shaved down the same way. The laminate was scribed thin. Stone cannot be.

Perivale in the housing figures

Locally much of the housing went up in the twenties and thirties. A short run leaves nowhere to hide a join. Where the boiler or the flue sits in one spot house after house, the panel is drawn round it once and reused. Set out around the sockets as they actually are.

Questions

Working in Perivale

01

Do you come out to Perivale for a worktop?

Yes. 1930s semis with rear kitchens and side additions, plus apartments in the converted Deco factory buildings where the kitchen is a straight run with a peninsula in an open-plan space. A permit covering the street is permission to park rather than a space reserved on it, and on a full street the difference is the whole morning. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Long panels and long carries do not mix.

02

What kind of kitchens do you usually work on in Perivale?

1930s semi, Art Deco industrial conversion, interwar terrace and postwar infill. Windows are large industrial openings with deep sills, and a run finishing at one meets a reveal a full brick deep. These read as easy from the outside and rarely are. One datum, taken off the highest point of the floor.

03

How hard is it to get stone into a Perivale kitchen?

Western Avenue runs straight through with limited turnings, so overshooting means a long loop. Residential streets have drives, but the converted-factory apartments need lift booking and residents' permits. Whether the stone can stand on end in the car is the first question, because a lift that takes 2.1m upright takes nothing like that lying flat. The fitting day is planned backwards from that point, before anything comes off the van. The way in is walked with a tape before the van is opened.

04

What do Perivale customers usually want done?

Worktop installation, worktop replacement and worktop splashbacks & upstands, in that order. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. The fitting day is scheduled to suit that rather than to suit the diary. Handover day is a hard stop. The Deco conversions have deep window reveals and non-standard ceiling heights, so set the splashback height off the actual reveal rather than the architect's drawing.

05

What makes one Perivale kitchen cost more than another?

A peninsula is an island with one end tied to a run, which means the join between them has to be planned rather than allowed to happen. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Return ends are polished, not left sawn. Where a run finishes into a reveal, the depth of that reveal is taken at worktop height and nowhere else. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. What is behind the old top decides the day. Material starts at £110 per square metre supply only, and templating, fabrication and fitting sit on their own lines rather than inside one figure.

06

Are Perivale flats a problem for you?

Where the owner is not local, the decisions happen remotely, so photographs and a clear itemised drawing carry more weight than a showroom visit ever would. A half-day of access is not a fitting day, and it is better to say so at booking than to find out at eleven. Booked around the tenant, not around the owner. Let us know the building when you book, and the lift, the stair turn and any freeholder notice are handled beforehand rather than on the fitting day.

07

Is a drainer groove worth it in a small Perivale kitchen?

Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. Grooves and an undermounted bowl are usually specified together, since the grooves are run to the bowl edge. Services coming up through a floor slab mean the island cannot move to suit the stone, so the stone is cut to suit the island. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. A sound carcass takes stone; a soft one gets replaced first.

08

Do you take the old worktop away?

Disposal means it goes in the van, not into the garden to wait for a collection. Old laminate is light and awkward rather than heavy, so it is usually the easier half of the day. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. Where the household has used up the visitor permits it gets for the year, the remaining options are a suspension or a paid bay and both belong on the quote. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. Off the van last, and never in a hurry.

09

Does my sink have to be on site before you template in Perivale?

Where the hob lands is set out against the units and the wall behind, not off the kitchen plan. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. The free end is what needs deciding early: square edge, mitred apron down the end, or a full waterfall to the floor, and a waterfall is cut in sequence off the same part of the slab. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Panel widths answer to the slab before the wall.

10

Is a full-height stone splashback worth doing?

If it is a decision for later, say so at the template: the match is a question about the batch. The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. A full-height piece shows a wall that is out more than an upstand does, over the extra height. Services run on the surface in these buildings, so conduit and pipework cross the wall behind the units and stand proud of it. The goods lift is often industrial and generous, but the flat entrance and any internal turn into a mezzanine or split level can be tighter than anything in the building, so we walk the full route with a tape before unloading. Settlement is packed out, never levered out.
