The housing stock

What we are usually working with in Sydenham Hill

The kitchen is nearly always in a later rear or side extension, so half the room is a century older than the other half and the two meet mid-run. Pieces are cut, mitred, machined and dry-assembled on the bench before anything is loaded onto a van. Cut to the room, not to a rectangle.

Long private drives, steep approaches off the hill road, gravel and gated entrances, and houses sitting well above or below their gate at the end of a stepped path. The big-island jobs come from up here and they need a proper lift plan, a 3.2m waterfall piece over gravel is not a two-man carry.

These houses usually sit in their own grounds with a long approach, so the carry from van to door is longer than anything inside the building. A join is kept off the hob cut-out and off the sink centre line, which usually means moving it to the nearest gable. Older houses come off the bench with longer scribes.

What the research records here is large Victorian detached villa, 1930s detached, 1960s-70s private estate and gated modern detached. They are not interchangeable, and a worktop finds the differences quickly.

There is nothing to visit in Sydenham Hill. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Lewisham

Sydenham Hill in the housing figures

In this neighbourhood the bulk of the housing belongs to the rebuilding decades after the war. Knowing the plan before we arrive is what keeps it a single visit. Any adjustment happens before adhesive, never after.

The building, and what it does to the job

Old breasts carry a bulge low down where the original opening was closed up, and the units stand off it before the stone is measured at all. Rushing that is what leaves a gap you look at every morning for fifteen years. Nothing bears on plasterboard.

Getting stone into the room

Having the van on the drive means the load can be staged, so the heavy pieces come off last and go straight in instead of standing outside. Protective packing goes on heavier when we know the stone is being walked rather than wheeled. The crate spec follows the length of the carry.

Questions

Working in Sydenham Hill

01

Do you take on Sydenham Hill kitchens?

Yes. Large detached houses along the ridge, usually with a full kitchen-breakfast room, separate utility and pantry, runs over 4m, big islands with waterfall ends, and clients who want a specific block of material rather than whatever slab is in stock. A dropped kerb wide enough for a car is not always wide enough for a long-wheelbase van, and the width of the crossing decides the rest. It rarely changes what we cut, but it does change how the pieces are stacked and strapped for the run out. We pack for the tail lift we are actually going to use.

02

What is the housing like from a worktop point of view in Sydenham Hill?

large Victorian detached villa, 1930s detached, 1960s-70s private estate and gated modern detached. Original joinery is deep and stands proud of the plaster, so the run is plotted to the units rather than to the wall behind them. Access is off a drive and through wide doors, so for once the piece size is not the constraint - the joins that go in are the ones we choose for layout and veining, not the ones the building forces. The fall across the floor is in the cut list.

03

Is getting the worktop in the hard part in Sydenham Hill?

Long private drives, steep approaches off the hill road, gravel and gated entrances, and houses sitting well above or below their gate at the end of a stepped path. Bollards, planters and a one-way service road can turn what looks like a ten-metre carry into a fifty-metre one. The fitting day is planned backwards from that point, before anything comes off the van. Nobody sets a worktop down mid-flight to change grip.

04

What do you get asked for most in Sydenham Hill?

Worktop fabrication and worktop installation, in that order. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. The fitting day is scheduled to suit that rather than to suit the diary. A tenant moves in on the date on the contract. The big-island jobs come from up here and they need a proper lift plan, a 3.2m waterfall piece over gravel is not a two-man carry.

05

Why do Sydenham Hill quotes vary so much?

A hob cut-out and the floor penetration feeding it have to land over the same cabinet, and where they do not it is the stone that gets redrawn rather than the pipework. The nest is laid out around that, with joins placed over cabinet gables and kept clear of every cut-out. Offcut sizes are decided before the first cut. Two alcove pieces will not swap over however similar they look, so they are marked left and right at the bench and stay that way to the van. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. The awkward corner goes in first, not last. Supply only, material begins at £110 per square metre, and templating, fabrication and fitting are quoted on separate lines rather than as one number.

06

Is a leasehold flat in Sydenham Hill any harder to do?

The householder is normally on site at template, and that is the right time to settle sink position, tap centres and overhang rather than agree them by email. The fitting day is arranged with whoever can actually give us access for the whole slot. The room cleared before the crew arrives. Describe the building when you book and the lift, the stair turn and any freeholder notice get built into the schedule rather than met on the day.

07

Will you fit stone onto units that are not level?

A sloping floor is not the problem. The plane the unit tops finish in is. Levelling belongs in the carcasses, on their own legs and packers. Packing takes up small variation. It is not there to hide something that belongs in the units. A chimney breast left in place splits a wall into two alcoves, and the two are rarely the same width and rarely parallel to each other. The back edge is eased in progressively rather than offered up once and forced. Fixings find the studs or they find nothing.

08

What if something breaks during the fit?

A dropped pan years later is a different question, and stone is remade rather than filled either way. Chips at an edge or a corner are the usual form, because that is where stone is least supported. Floors and units are protected before anything comes through the door. The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. Finding it out on the morning costs the whole slot, because there is no second route to fall back on. Protection comes up only when the last piece is inside.

09

Which materials need sealing and which do not?

Granite tells you when the seal wants topping up: water stops beading on the surface and starts darkening it instead. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. The kitchen is a rear service room with a scullery and a larder off it, and both have usually survived as separate spaces. Islands here regularly run longer than a slab, so the join is nested to sit over an internal gable and positioned so it does not run through the hob cut-out, and on a heavily veined stone we nest the island and the back run together so the movement relates across the room. What the wall does is on the drawing before the saw runs.

10

Who decides where a join falls?

A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. Each join is an item on the drawing, so the layout and the figure move together. Sockets set into the end panel keep the top clear, but they sit below the stone and are cut into the panel by the fitter rather than machined into the worktop. A join that lands in the wrong place cannot be moved once the cut-outs are machined, so it is settled on the drawing. Undersides are polished where the piece is seen from below.
