Before we quote any of the vanity tops in Balham we want to know what the kitchen actually is, because the answer changes more than the price. Whole-house terraces get the standard rear extension with a run and an island of about 2.2m, but a large share of the stock is converted flats where the kitchen has been fitted into a former reception room and is open to the living space. The 1930s mansion blocks have original narrow galleys that owners keep and simply re-top. Two kitchens on the same street can need different answers. That is why the price follows the template rather than the postcode.
Chimney breasts and the alcoves either side of them break the run into short pieces before anyone has drawn a kitchen. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. A vanity is priced as its own piece, not as a length of worktop.
Electrics went in at conversion, some in surface trunking and some chased into lath and plaster, so no cable route in these rooms is safe to assume. Either way the walls are thin, the floor is boards over shallow joists and nothing meets at a right angle, so the vanity is scribed at both ends and the unit is fixed back to the wall as well as standing on the floor. The window over the basin is the one the top answers to.
The housing here takes in Victorian terrace, Edwardian terrace, 1930s art deco mansion block and Flat conversion. Each of those behaves differently once the old top comes off.
