What the kitchens here are actually like
Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. No stone is ever cut from a plan, which is why the visit happens after the units are in and not before. Sink, tap and hob on site, not on order.
Residential units above the Cheapside retail frontage are modern and tightly planned, with a galley or L of 2.8-3.4m and a breakfast bar overhang of 250-300mm that needs proper bracketry rather than relying on the stone.
New stock came with composite tops that owners are now upgrading to quartz, keeping the existing undermount sink position and tap holes. Retail servicing takes priority in the shared basement bays, so residential deliveries get an off-peak slot, generally mid-morning or after the shops shut.

Getting stone into the room
Cheapside itself has bus lanes and daytime loading restrictions, and the residential entrances are usually a discreet side door off a neighbouring lane rather than on the main frontage.

Why do two Cheapside kitchens the same size price differently?

Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What has to be finished before you can template?
An intruding steel column, a brick pier or a downstand breaks a run that would otherwise have been one clean piece. The template plots it as it is, at the exact height the worktop will sit, and the drawing carries that through. Measured at worktop height, nowhere else. Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. A template booked hopefully around another trade is the commonest cause of a wasted visit. No stone is cut from a plan.
