Manor Park kitchens
The kitchens we meet in Manor Park
Nine times out of ten the worktop jobs in Manor Park that go smoothly are the ones where somebody asked awkward questions about the room at the start. Long rear gardens mean a lot of houses have added a full-width single-storey extension, so the kitchen sits at the back of a 6m deep room with a 3.5m run against the flank wall and a peninsula defining the dining space. A significant proportion of the stock is split into flats where the kitchen is a converted rear bedroom. Nothing gets cut from a description. It gets cut from a template taken off the units once they are in.
A picture rail, a deep skirting and a moulded architrave all sit in the way of anything that assumes flat wall from floor to ceiling. Every slab in a yard began either as a block sawn off a quarry face or as a pressed powder fired in a kiln, and almost everything that follows from the choice comes out of that single difference. Thickness changes the look and the figure in the same breath.
A top-floor conversion puts part of the kitchen under the slope of the roof, so the wall behind the run stops at head height along one side of the room. Ceilings are tall and the joinery is usually painted, which is the setting where a thirty millimetre edge looks right and a slim one reads as a saving somebody made. Open-plan surfaces are furniture before they are work surfaces.
On this patch the buildings are Edwardian terrace, converted terrace flat and interwar semi. They were built to different tolerances, and the stone has to absorb that.

Worktops, in short
- Supply is £110 to £550 per square metre across the 181 surfaces we fit.
- Dekton and sintered stone hold their colour under heat and direct sunlight.
- That figure is the slab. Fabrication, edges, cut-outs and fitting are quoted separately.
- Four free quartz samples are posted out, because photographs of stone lie.

The place
Why Manor Park is its own job
Getting a worktop into a kitchen in Manor Park and getting it to sit right are the parts worth planning properly. Terraced streets with permit bays and a lot of parked cars, plus a level crossing and rail bridges that restrict which end of some streets you can enter from. Converted upper flats have a shared hall, a straight stair and a landing that will not take a full-length piece around the corner. In the converted flats the kitchen was never designed as one, so services run in surface trunking and the top needs notching rather than a clean scribe. Better to know it at the design visit than to find out with a slab standing on the pavement.
The work
What worktops involves
The stone is quoted per square metre for supply and itemised beyond that, so the slab, the edge profile, the openings and the fitting each appear as their own figure. Where a slab is being reserved for you, it can be seen whole before it is cut, which is the only reliable way to judge movement across three metres of stone. You keep the offcut if you want it, which is where the chopping board, the shelf and the spare piece for a future repair come from.
Two published figures describe how a body deals with water: how much it absorbs, and how fast. Between them they decide whether sealing is in your future. Every opening is machined at the works with radiused internal corners, because that curve is what stops a crack running out of the corner of a sink aperture. Painted period joinery and tall ceilings carry a thicker front edge comfortably, and a slim one tends to look apologetic beside them. Heat, water and sunlight sort the shortlist quickly.

The money
What it costs in Manor Park
Two rooms of identical floor area can differ by more than double on the stone alone, and the reason is almost never the size of either of them. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. The supply band of £110 to £550 per square metre is known the day you choose a colour. What is not known until the template is the piece count and the number of cut-outs. Priced off the cut list, never off the floor plan.

The carry, and what it rules out
A controlled parking zone means either a visitor permit sorted in advance or a suspended bay, and a suspension is applied for days ahead rather than on the morning. Sealer wants warmth and ventilation as well as a dry face, so a cold damp morning moves the last hour of a granite kitchen rather than cancelling it. Stone is delivered machined, sealed and covered, in that order.

What Manor Park asks for
Not typical work for this area. Worktop installation and worktop replacement are what the housing asks for. The process is unchanged; only how often we are on the street differs.

Manor Park in the housing figures
Taken across Manor Park and the roads either side of it, the bands run low by London standards. Every room starts from scratch as a result. Volume specification sits at the entry end of the range, and the entry end is genuine stone rather than a substitute for it. Two rooms of one size can sit a long way apart on price.

Getting stone into a Manor Park kitchen
Terraced streets with permit bays and a lot of parked cars, plus a level crossing and rail bridges that restrict which end of some streets you can enter from. Converted upper flats have a shared hall, a straight stair and a landing that will not take a full-length piece around the corner.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Manor Park
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Manor Park, or just list it?
Yes. Manor Park is on the patch, and the postcodes we work here are E12. It is worked on our east London run, along with the rest of Newham. Permit hours are what matters, not the permit itself, because a bay that frees up at six in the evening is no use for a template at ten. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. The face is uncovered once, and that once is at handover. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.
Is there anything about Manor Park buildings that catches worktops out?
The flat below hears the floor more than the walls, so lifting boards to move a waste run is a conversation with a neighbour before it is a morning of work. The kitchen in one of these sits in the back addition and takes its daylight from one end, so the working half of the run is the darker half and a pale stone with a honed or matt face does more there than any colour with depth in it. True walls and standard carcasses give the best yield there is. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. Every notch and every scribe is machined into the piece before it leaves the works, and a hard sintered surface is the least forgiving of a tight internal corner, so one is always cut with a generous radius. Strong daylight is an argument for a surface built to take it.
What do you check about the route into a Manor Park property?
Open-tread and cantilevered stairs give nothing to lean a piece against, so the whole weight stays on the crew for the full length of the flight. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. Pattern is carried across a seam on the bench, never by eye on site. Without a bay the van ends up on a single yellow with a crew member watching it, which takes a pair of hands off the carry. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. Stone arrives finished, because a kerb is not a polishing shop.
Do you get much worktops work in Manor Park?
Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop installation and worktop replacement. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. The remainder of a slab is bought whether it is fitted or not. Studio and one-bed conversions put the whole kitchen against a single wall, so the job is one run and everything depends on that one length. Volume work tends to live at the entry end of the range, and the entry end is genuine stone rather than a compromise, since the lowest supply figure we quote is a sintered surface and not a thin laminate pretending to be one. A focal surface deserves to be seen at full size.
Why do two Manor Park kitchens the same size price differently?
Walls at both ends mean two scribes on every piece, and a run that has to drop between two fixed points has no tolerance left to give away. An island is the piece that decides whether one slab covers the kitchen or two, and a second slab arrives as a step in the figure rather than a gentle slope. Every return end is another polished face to pay for. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.
What has to be finished before you can template?
Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. A deep scribe moves the pattern back along with the depth. Send the run lengths, say where the sink and hob will sit, and tell us which way the room faces and what lighting is going in above the working run. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. One stone across a portfolio is worth more than a small saving.
Can I have grooves instead of a separate drainer in Manor Park?
The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. They are cut with a fall towards the bowl, which is why they cannot be added on site later. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. The rear wall of the addition carries both the back door and the window, which leaves very little unbroken wall for a run to sit against. Which stone belongs on top of all that is a separate question from the building itself, and it is the one with a figure attached, because supply alone runs from £110 to £550 per square metre before a single cut has been made. Veining is a question of scale, and a postcard has no scale.
Can the price change after templating?
Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. What is quoted is what the drawing says, and the figure does not move unless the drawing does. Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. A run that sits under strong sun for hours every afternoon suits a surface built to be stable in daylight, because a resin-bound stone is made for indoor use and sustained sunlight is the one thing it was never designed around. Thirty millimetres bridges a gap that twenty millimetres will not.
Is templating a separate visit from fitting?
Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. No money changes hands before the template. Lower ground floor kitchens are reached by a stair with a winder in it, and the head height over that winder is lower than the room at either end. The surface is where the money actually moves: across the 181 kitchens fitted the median is £220 per square metre, and half of them land between £165 and £300. Heat tolerance is a property of the material, not a claim about it.
What happens when the route into a Manor Park kitchen is tighter than the worktop?
A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. What decides it is not the width of the stairwell but the length of piece that can be turned in it. An external stair, a side return or a rear garden counts as carry and is measured the same way. A handrail that has to come off before a piece will pass is twenty minutes at the start of the day, and it goes back on the wall before we leave. Sintered stone at twelve millimetres weighs roughly half what thirty millimetre granite weighs, so a punishing route can genuinely rule one material in and another out. The way in caps the piece, and the slab layout follows the cap.

We recently had the Arctic Starburst worktop installed by Worktop WorX and it looks amazing. The subtle sparkle really catches the light and gives the kitchen a clean, modern feel. The Arctic Starburst surface feels high quality, durable, and is easy to keep clean. The finish and installation from Worktop WorX were spot on. Really happy with the result and would definitely recommend both Arctic Starburst and Worktop WorX to anyone upgrading their kitchen.
