Bathroom worktops and vanity tops in Seven Kings

Yes. Seven Kings is on the patch, and the postcodes we work here are IG3. It is worked on our east London run, along with the rest of Redbridge. A permit covering the street is permission to park rather than a space reserved on it, and on a full street the difference is the whole morning. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. We arrive with the offcut pieces already labelled by room. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

Original quarry tiles survive under a later vinyl in many of these, and lifting the units off them shows how far the floor has fallen towards the garden end. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. A separate WC becomes a cloakroom with a very small top. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. A boxed soil stack takes depth from where the basin wants it.

That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. One tap across a building means one drilling setup. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Cloakrooms are the piece most often forgotten at ordering.

A single long run down one side puts every cut-out in one piece, so the sink, the hob and any drainer grooves all take material out of the same length. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A double vanity is nested like a worktop, not like an offcut. Reckon on £110 to £550 per square metre for the material supply only, with templating, fabrication and fitting itemised separately.

Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. Wall-hung means the wall carries the basin, so the wall gets checked. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. The lead time on a vanity is the lead time on a kitchen.

The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Small variation is taken up by packing under the top on the fitting day. Packing takes up small variation. It is not there to hide something that belongs in the units. A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The tile joint behind is what shows a top that is not level.

If your own slab breaks there is no matching replacement to hand, and that is the real difference. Say what you have and where it came from before anything is booked, because thickness and batch decide what can be done with it. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. Repeat bathrooms come cheaper per top, not per square metre.

Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. The design and quotation visit comes first. It is free and carries no obligation. Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. Small enough to carry, awkward enough to plan.

We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. Two bowls means two cut-outs and a bridge of stone between them, which decides where the sink can go. A tap under a window board still needs room for its handle to lift, which is checked at the template. A galley run down a side-return extension usually measures longer than a slab will give in one length, so a join is designed in from the start rather than discovered. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. Shelves and a window board come out of the same corner of the slab.
