Bathroom worktops and vanity tops in Acton

Yes. Acton is on the patch, and the postcodes we work here are W3. It is worked on our west London run, along with the rest of Ealing. Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. The van waits while a kitchen goes in, not while a basin does. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

Ceilings in the principal rooms are three metres or more, so a full-height panel behind a hob is a taller piece here than the same kitchen would need anywhere else. Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop replacement, worktop installation and worktop fabrication. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. A landlord ordering several kitchens at once is buying a specification once and then repeating it, so the early decisions are worth taking slowly. A low window over the basin caps the splash return. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. A let bathroom wants quartz for the same reason a let kitchen does: nothing to seal, and nothing an incoming tenant has to be briefed on. Quartz in a let bathroom, because nothing needs sealing.

A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. A join forced by the route still sits over a gable, so it is no poorer a join for that. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. Pieces get staged in the ground floor lobby and sent up singly, which needs somewhere to stand them where nobody will walk into them. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. Offcut-sized pieces are the easiest stone in the trade to move.

An old stone top is heavier coming out than the new one is going in, and leaves in sections. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. Disposal means it goes in the van, not into the garden to wait for a collection. The goods lift has its own booking sheet, and a bay slot without a lift slot only gets the stone as far as the lobby. Where the vanity is fitted alongside a kitchen the van is standing anyway, which is a good part of why the two rooms are worth ordering together. Everything the bathroom needs comes off the van at once.

Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. If the sink or hob changes after the template, the drawing changes first and nothing is cut meanwhile. Each cut-out is priced on its own line, so a range, a bowl and a half, a boiling tap and a drainer are four items rather than one. Everything on an island is fed from underneath, extraction, a socket run, a hob and sometimes a waste, and each of them wants its hole before the top is bonded down. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The bathroom order is cheapest while the kitchen is still open.

Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. The bridge of stone behind the basin is the part that matters.
