Bathroom worktop fitting in Arsenal is decided by the room long before anyone opens a colour chart. Tight Edwardian terraces with small rear kitchens of 2.4-3m sitting a few hundred metres from converted stadium apartments with modern open-plan kitchens, fitted islands and square walls. Two completely different fits, and the terraces rarely have room to change the layout at all. Two kitchens on the same street can need different answers. That is why the price follows the template rather than the postcode.
The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Nobody looks at a bathroom surface until the sealant discolours, at which point nobody looks at anything else in the room. A vanity is priced as its own piece, not as a length of worktop.
Wider halls make the carry noticeably easier, and that alone can remove a join that a narrower terrace would have forced into the run. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. Pressed steel baths and stone vanities are a common pairing.
The building stock is Edwardian terrace, converted stadium apartment, Victorian terrace and post-war block. Knowing which one it is before we arrive is half the survey done.
