Bathroom worktops and vanity tops in Tollington

Yes. Tollington is on the patch, and the postcodes we work here are N4, N7. It is worked on our north London run, along with the rest of Islington. A groove set is its own item on the quote rather than something rolled in with the sink cut-out. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Where there is no room for a separate drainer, grooves are usually what gets specified instead. Chimney breasts are often taken out at ground level and left standing above, so the middle of the run is newer wall than the two ends of it. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. A bathroom top is drawn from the fitted unit, never from a plan.

A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. If the sink or hob changes after the template, the drawing changes first and nothing is cut meanwhile. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. Butt-jointing over the gable puts the seam a few hundred millimetres back from the corner, below the eye line instead of straight across it. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. A double vanity is nested like a worktop, not like an offcut.

Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. A seal is not waterproofing. It only buys time to wipe a spill up. Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. The rear wall is usually a single brick thick and has been rendered, patched and re-rendered, so it bows in and out along the length of the run. The bathroom in one of these is usually a later addition over the back kitchen, so the walls are thinner, the floor moves and a vanity has to sit level in a room that is not. A separate WC becomes a cloakroom with a very small top.

If your own slab breaks there is no matching replacement to hand, and that is the real difference. Templating, fabrication and fitting are the same three lines whether the stone came from us or from you. Sinks, taps and hobs are yours to buy in any case, and they only have to be in the room for the template. A landlord ordering several kitchens at once is buying a specification once and then repeating it, so the early decisions are worth taking slowly. It usually means the bathroom is decided late, after the kitchen, and by then the offcut that would have suited it has gone. The vanity is the piece that makes a converted flat read finished.
