If you are weighing up bathroom worktop fitting in Barbican, the first thing worth knowing is that the building decides more than the brochure does. Chamberlin Powell and Bon designed the kitchens as compact service rooms, so the standard flat has a galley of roughly 2.2-3m against one wall with a fixed extract duct and, in many types, a serving hatch to the dining area. Because the estate is listed the layout largely stays as built, so most work is replacing tired tops with new stone cut to the original footprint, sometimes squaring off where a hatch has been closed up. Once the template is taken the figure stops moving. Everything before that is an estimate and is described as one.
Small, roughly square kitchens with a back door and a window in the middle of the run: short lengths, few joins, and a lot to work around. For a vanity the length is rarely the argument, because it is the depth and what has to be drilled through it that set the piece. Shelves and a window board come off the same offcut.
These were built on a solid ground floor slab, so nothing bounces and nothing can be packed down, only up. Where the WC was originally a separate room it becomes a cloakroom, and a cloakroom takes the smallest top we cut. Loft en-suites lose their splash return to the slope.
The building stock is 1960s-70s Grade II listed concrete estate, terrace block flat, tower block flat and mews and podium-level maisonette. Knowing which one it is before we arrive is half the survey done.
