We plan the vanity tops in Belmont around access, ceiling height and what the kitchen has already been through, none of which shows up in a phone call. Consistent interwar semis around the circle, mostly still with the kitchen and dining room as separate rooms, and the common upgrade is knocking those two together for a 3.6m run with a breakfast peninsula rather than building outwards. Original serving hatches survive in many of these houses and are usually closed off during a refit. Bring us the problem rather than the diagnosis. Working out what you have got is the first thing we do.
Ceilings are lath and plaster at the front and plasterboard in the extension, and the join between the two marks where the original back wall stood. A short piece carries an overflow, a waste and a sealant line, and any one of the three can spoil it. Nothing about a vanity is standard except the depth of the unit.
The stack serving the bathroom above comes down the rear elevation in cast iron, and its branch settles where a sink waste can reasonably be picked up. Half-tiled walls are the pattern in these houses, and the tile line is what a splash return has to meet, which is settled before the top is drawn rather than after. Loft en-suites lose their splash return to the slope.
What the rooms sit inside, mostly, is 1930s semi, 1930s parade with maisonettes and post-war infill housing. The template reads them differently even where the layout looks identical.
