Bow Common kitchens

The kitchens we meet in Bow Common

post-war council estate1980s infill housingrecent gasworks-site apartment block

Stone worktop supply and fitting in Bow Common lives or dies on the awkward detail nobody mentions on the phone, and that detail is almost always something about the room. Small kitchens dominate, mostly 2m to 2.5m single runs in maisonettes and low-rise flats, with washing machine and boiler both fighting for the same corner. The newer infill houses have a slightly larger L-shape opening onto a dining area. If you are not sure, say so when you get in touch. It is a normal answer and we work with it.

Underfloor heating in a screed rules out fixing into the floor and rules out standing anything heavy on a single point. Hardness and toughness are separate properties, and the surface that laughs off a knife is often the one least willing to survive an unsupported corner. A slab has a direction, and the room decides which way it runs.

Block and beam floors with blockwork walls are true enough that the scribes are light and the joins can be pulled tight. Carcasses are standard and the walls are true, so the run nests simply on the slab and the yield is about as good as this trade gets. Hard-working kitchens suit surfaces that ask for nothing.

What turns up on the job sheets is post-war council estate, 1980s infill housing and recent gasworks-site apartment block. Each of those behaves differently once the old top comes off.

The place

Why Bow Common is its own job

What we plan around in Bow Common has less to do with the worktop than with getting it through the door and against the wall. Wide estate roads and open parking courts make the physical unload easy, but bollards and locked gates between courts mean the shortest route on a map often is not open. The 1980s infill houses have a straight run from front door to kitchen, which is a rare thing round here. Boilers and gas meters are frequently mounted in the run, so cut-outs and clearances need agreeing on site before anything is fabricated. None of this needs to be a drama. It needs somebody to measure it properly and write down what they found.

The work

What worktops involves

It suits a straight replacement in the same layout, a new kitchen being built around a chosen slab, and an island or peninsula being added to a run that already exists. Run lengths, join positions and the direction of the veining are agreed at that visit, since where a join falls is a decision about the pattern as much as about the length. You end up knowing what your surface will and will not tolerate: the hot pan, the sunlight through the window and the spray under the sink.

Dekton and the sintered family are fired rather than bound, so warmth and sunlight do nothing to them at all, and they are the most demanding of the three to machine. Twenty millimetres and thirty millimetres are the two thicknesses that matter, and twenty with a laminated front edge gives the look of thirty without the slab cost of it. With so few square metres to multiply, moving up a grade of material costs far less here than anybody expects it to. Sampled at home, templated in the room, machined once.

The money

What it costs in Bow Common

The rate per square metre buys stone and nothing else, so the machining, the openings, the polished edges and the fitting are set out beside it rather than folded into it. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. The slab, then the machining, then the fitting, each on its own line.

The building, and what it does to the job

Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. Where services run inside the cabinet behind an aperture, the cut is drawn around them at template, and none of that drawing is open to negotiation afterwards. Strong daylight is an argument for a surface built to take it.

What Bow Common asks for

This one is uncommon here and there is no advantage in pretending otherwise. Worktop replacement and worktop splashbacks & upstands come up far more often. Quoting, fabrication and fitting are identical either way.

Bow Common in the housing figures

On the Bow Common streets we cover, most of the housing is flats. On a room that size the cut-outs cost more than the area. A route that forces short lengths rearranges the nesting, and nesting is where the gap between two quotations usually hides. Rooms chopped into fragments waste a bigger share of whatever gets bought.

Access

Getting stone into a Bow Common kitchen

Wide estate roads and open parking courts make the physical unload easy, but bollards and locked gates between courts mean the shortest route on a map often is not open. The 1980s infill houses have a straight run from front door to kitchen, which is a rare thing round here.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Bow Common

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Are you set up to work in Bow Common, or is it a subcontractor?

Yes. Bow Common is on the patch, and the postcodes we work here are E3, E14. It is worked on our east London run, along with the rest of Tower Hamlets. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. Four quartz samples arrive by post, well before anything else does. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

Why would worktops in Bow Common be any different from anywhere else?

Infill plots usually put the kitchen at the back with wide doors to a small garden, and that opening is the best route in. Kitchens in these blocks are compact and open to the living space, so the surface is furniture as much as work surface and a quiet consistent stone carries that better than a dramatic one. Even light lets a mid-tone hold its own. A stack boxed diagonally across a corner leaves a triangle of dead space, and the top is cut to that triangle rather than to a square return. Every notch and every scribe is machined into the piece before it leaves the works, and a hard sintered surface is the least forgiving of a tight internal corner, so one is always cut with a generous radius. A deep scribe moves the pattern back along with the depth.

What is the carry like in Bow Common?

The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. Pattern is carried across a seam on the bench, never by eye on site. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. Pieces are unloaded in laying order so the figure runs true.

Does Bow Common actually ask for worktops?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement and worktop splashbacks & upstands. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. Fitting follows template by five to ten working days. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. Volume work tends to live at the entry end of the range, and the entry end is genuine stone rather than a compromise, since the lowest supply figure we quote is a sintered surface and not a thin laminate pretending to be one. Four samples by post settle more than four showroom visits.

Where does the money go on a Bow Common worktop?

Corner sinks and corner hobs sit exactly where the joint wants to be, so on an L the cut-out positions get settled before the join positions do. A shape like that nests kindly on a slab, so more of what gets bought ends up on the units and the rate per square metre behaves much as the brochure says it will. Where the run beats the slab, the stone decides how the seam reads. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

What needs to be ready before you come to Bow Common?

Where the boxing stands proud of the finished wall the upstand behind it has to be broken into separate lengths, because one piece cannot pass it. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. Thirty millimetres bridges a gap that twenty millimetres will not. Send the kitchen layout with run lengths and the peninsula projection if there is one, and tell us what the lift will take as a single piece. Planned programmes run several kitchens in sequence, so template, fabrication and fitting move as a rolling operation and one uncollected key holds up more than one flat. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. A chip in natural stone can be filled and polished in place.

Is templating a separate visit from fitting?

A template on a normal kitchen takes two to three hours in the room. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Nothing changes hands until after the template. The kitchen is usually part of the living space, so three edges are read from a sofa rather than from standing height at the sink. Which stone belongs on top of all that is a separate question from the building itself, and it is the one with a figure attached, because supply alone runs from £110 to £550 per square metre before a single cut has been made. Porous or not porous is the fork in the road on day one.

What happens if a piece will not go up the stairs?

Where there is a lift, whether it can be booked out and padded matters as much as its size. An external stair, a side return or a rear garden counts as carry and is measured the same way. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. Estate roads are often too tight for a long-wheelbase van to turn, so the carry starts a good deal further from the door than a map suggests. Where a seam becomes unavoidable the choice of stone starts to matter, because a fine even speckle closes a joint almost invisibly and a broad vein simply will not. The way in caps the piece, and the slab layout follows the cap.

What is not included in the quoted figure?

No installed price per square metre is published, because it is not a real number. Nothing is payable until the template, and the template measures the room as it stands rather than estimating from a plan. What is quoted is what the drawing says, and the figure does not move unless the drawing does. A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. A run that sits under strong sun for hours every afternoon suits a surface built to be stable in daylight, because a resin-bound stone is made for indoor use and sustained sunlight is the one thing it was never designed around. A cranked piece eats more slab than the two straights it replaces.

Can I have grooves instead of a separate drainer in Bow Common?

A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. They read strongly across a dark stone and are nearly invisible on a pale one, so look before deciding. Where there is no room for a separate drainer, grooves are usually what gets specified instead. Riser panels, wall boxes and the boiler cupboard sit in fixed positions the developer will not move for a worktop. The surface is where the money actually moves: across the 181 kitchens fitted the median is £220 per square metre, and half of them land between £165 and £300. Pick the surface for the cooking rather than for the photograph.

Kareem did the countertops dur8ng my kitchen remodel, and I was so impressed that I had him back to do the laundry room as well, which tells you everything you need to know. He is an absolute gem. Shows up when he says he will (which, let’s be honest, is rarer than it should be), does beautifully work, and clearly takes real pride in what he does. The countertops look fantastic, and he even went above and beyond, using leftover quartz to create an extra counter in my bathroom. Genius. He’s kind, professional, reasonably priced, and just gets on with it. No fuss, no drama, just a job very well done. I wouldn’t hesitate to recommend him and will absolutely be using him again if the need arises. Happy to answer any questions.
