The housing in Chingford sets the vanity tops into a few recognisable patterns, and knowing which one you are in saves a great deal of argument later. The largest houses in the borough sit here on the forest edge, with kitchen-diners of 5m or more, a full island of 2.4m to 3m and often a separate pantry or utility. Specifications run to book-matched slabs, full-height splashback panels and thicker mitred edges because the room is the centre of the house. The survey answers it, the drawing records it, and you sign off the drawing before a single sheet is cut.
The kitchen door opens inwards into the middle of a run, so the usable length of that wall stops well short of the corner. Cleaning is what a bathroom surface actually lives through, since limescale, bleach and whatever gets used on the mirror all end up on it sooner or later. It is the smallest piece we cut and the most crowded.
The chimney breast in the corner has usually been left in place, so the run gains a return and two scribed ends. Half-tiled walls are the pattern in these houses, and the tile line is what a splash return has to meet, which is settled before the top is drawn rather than after. A separate WC becomes a cloakroom with a very small top.
What we find behind the front doors here is 1930s detached and semi-detached, Edwardian villa and post-war detached house. What is behind the plaster is different in each, and it matters at fixing.
