It is easy to have a kitchen in mind for bathroom worktop fitting in Chiswick and no idea yet what your own walls are going to do to it. Most of the work is retrofit into side-return or full-width rear extensions, so the kitchen is a long single-wall galley of 4m to 5m facing an island of 2.8m to 3.4m. Above the shops and in the period conversions you get the opposite problem: a 2.2m galley with the boiler still on the wall. Guessing at this stage would only put a wrong number in front of you, so we do not do it.
The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Cleaning is what a bathroom surface actually lives through, since limescale, bleach and whatever gets used on the mirror all end up on it sooner or later. Most vanity tops begin life as an offcut from another room.
Where the side return has been filled in, the old external wall is now an internal one and still carries its render, its gutter line and its old fixings. The bathroom in one of these is usually a later addition over the back kitchen, so the walls are thinner, the floor moves and a vanity has to sit level in a room that is not. A bathroom carved out of a bedroom keeps the bedroom window.
The kinds of building we work in here are Victorian terrace, Edwardian villa, 1930s mansion block and 2010s riverside apartment. The template reads them differently even where the layout looks identical.
