Pricing vanity tops in Forest Gate has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. This is side-return territory: the wider Victorian houses get the side return infilled and the kitchen becomes a bright room with a 3.5m run under a rooflight plus a 2m island with a hob and downdraught. Specifications skew towards larger islands and matching upstands because the room is on show from the garden. You do not have to work out which of those you have. We will look at it with you when we come to Forest Gate.
The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Ventilation, heating and lighting all compete for the same short stretch of wall, so by the time the surface is drawn the room has already been argued over once. A bathroom is a short job that repays being drawn properly.
The lean-to roof drains into a valley gutter against the addition next door, and a long leak there shows at the head of the kitchen wall rather than on the ceiling. The bathroom in one of these is usually a later addition over the back kitchen, so the walls are thinner, the floor moves and a vanity has to sit level in a room that is not. Concrete walls take a bracket well and a chase badly.
On this patch the buildings are Victorian villa, conservation-area terrace, Edwardian terrace and small new-build block. They were built to different tolerances, and the stone has to absorb that.
