Pricing vanity tops in Hornchurch has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. The bulk of the stock is inter-war semis with the kitchen and dining room knocked together into an L, plus a rear extension on maybe half of them, giving a 3-4m main run with the sink under the original rear window. Above the High Street there are flats with small galley kitchens where the whole run is under 3m and every millimetre of the return matters. We would rather find the awkward corner now than on the day the stone arrives in Hornchurch, so the survey looks at everything.
The original plan put a larder and a back door on the same wall, and both leave awkward stubs once the room is opened up. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. One visit, sitting between two plumbing visits.
A side alley and a back door mean most pieces go in whole, and it is the alley width rather than the front door that decides it. The original bathroom here is the small room over the hall, and a vanity in it is short, shallow and hard against two walls, so both ends are scribed. Boarded floors give, and a vanity shows it at the tile line.
The stock on this patch is 1930s semi, inter-war terrace, post-war semi and town-centre flat. Which of those you have decides most of what follows.
