Bathroom worktops and vanity tops in Stonebridge

Yes. Stonebridge is on the patch, and the postcodes we work here are NW10. It is worked on our north west London run, along with the rest of Brent. With no scheme to work with there is nothing to book and nobody to ring, so the only levers left are an early arrival and a word with the neighbours. That is the local housing talking rather than anything about the job. It is priced, cut and fitted no differently here than anywhere else we cover. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Repeat work is where a vanity stops being an afterthought. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Several small tops nest better than one large one.

Where the return runs into a wall that is out of square, the corner is templated as the angle it really is rather than as ninety degrees. A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A pipe boxing gets a radiused notch, never a square one. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. These kitchens tend to be compact and reasonably square, so the fixed template, fabrication and fitting lines are a larger share of the total than the stone is. A let bathroom wants quartz for the same reason a let kitchen does: nothing to seal, and nothing an incoming tenant has to be briefed on. A bathroom done once is worth the conversation about finish.

Packing takes up small variation. It is not there to hide something that belongs in the units. Small variation is taken up by packing under the top on the fitting day. Units have to be fixed down as well as levelled. A loose carcass moves under stone. Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. A mitred corner is cut and dressed as a matched pair, and if either leg shifts by a millimetre on site the joint opens along its whole length rather than at one end. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The thickness follows the kitchen unless you ask otherwise.

A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. Butt-jointing over the gable puts the seam a few hundred millimetres back from the corner, below the eye line instead of straight across it. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. A double vanity is nested like a worktop, not like an offcut.

An upstand is a slim strip that follows the worktop up the wall; a full-height splashback runs from the worktop to the underside of the wall units. Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. The communal stair is concrete with a metal handrail and a solid half-landing wall, so there is nothing to take off to gain a few millimetres. Bathrooms in these flats are compact and squarely built, and take a short vanity that comes out of almost any offcut. High ceilings do nothing for a vanity, but the reveals do.
