Cranford kitchens

The kitchens we meet in Cranford

Interwar semi1930s terracepostwar infillhotel-strip fringe development

In Cranford, what the local housing does to stone worktop supply and fitting is worth knowing before you commit to anything. Extended semis with rear kitchen-diners, robust rather than showy specifications, long 3m to 4m runs against the back wall and splashback carried right up to the underside of the wall units. None of that has to be decided before you get a price. It is what the survey is for.

The plaster is a thick float and set over brick that has blown in patches, so a wall sounds solid in one place and hollow a hand-span away. North light and afternoon light read a surface differently, so a sample belongs in the corner that gets the worst of it rather than the best. Pick the surface for the cooking rather than for the photograph.

The extension is commonly a flat-roofed addition of the seventies or eighties with a shallower floor build-up, so the two halves of the room do not sit at one level. Side light from the garden is what lets a stone with movement in it actually be seen, which is why a busier granite or a veined quartz earns its keep here and a flat single colour rarely does. The island earns the liveliest part of the stone.

The building stock is Interwar semi, 1930s terrace, postwar infill and hotel-strip fringe development. Knowing which one it is before we arrive is half the survey done.

True everywhere

Worktops, in short

  • Supply is £110 to £550 per square metre across the 181 surfaces we fit.
  • That figure is the slab. Fabrication, edges, cut-outs and fitting are quoted separately.
  • Four free quartz samples are posted out, because photographs of stone lie.
  • The material is guaranteed 25 years and the workmanship 5.

The place

Why Cranford is its own job

Every area has its own complications, and in Cranford these are the ones that decide the day. Straight off the A4 Bath Road, though the hotel strip and the M4 spur gridlock at airport shift changes. Drives are common on the residential streets. Houses directly under the flight path have secondary glazing and unusually deep reveals, so stone window sill returns get asked for far more often here than elsewhere. The itemised quote is deliberately boring reading, because a boring quote is one with no surprises left in it.

The work

What worktops involves

Worktop supply and fitting covers the stone itself, machined to your room: the surface, the polished edges, the openings for sink, hob and tap, and the fitting of the finished pieces. Fitting follows the template by five to ten working days, and the pieces arrive finished, with joins bonded in a resin mixed to the colour of the slab. You keep the offcut if you want it, which is where the chopping board, the shelf and the spare piece for a future repair come from.

The order of decisions matters: body, then gauge, then finish, then edge, then the apertures, because each one narrows what the next is allowed to be. Thermal shock is a genuine risk at a narrow bridge of stone, where a frozen dish set down beside a hot pan across the same span is how a hairline begins. These kitchens are read from the dining half of the room as well as the working half, so continuity of figure across the pieces matters more than it would in a closed room. Sampled at home, templated in the room, machined once.

The money

What it costs in Cranford

The rate per square metre buys stone and nothing else, so the machining, the openings, the polished edges and the fitting are set out beside it rather than folded into it. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Thickness, finish and colour move a slab within the £110 to £550 supply band before anyone touches it, so that figure is settled by what you pick rather than by the room. Finished edges are counted by the metre, not by the surface.

1930s and inter-war semis

Cranford in the housing figures

Locally the banding is well below the London middle. Corners tend to come in close to square. Matching a surface fitted years ago is rarely possible, since the catalogue keeps the name long after the batch has gone. The honest saving lives in the colour, not in the thickness.

1930s and inter-war semis

What Cranford asks for

It would be overstating it to call this a speciality on this patch. Worktop replacement, worktop installation and worktop splashbacks & upstands are far commoner. None of that changes the survey, the cut list or the fit.

1930s and inter-war semis

The building, and what it does to the job

A low sill over the sink run is what decides between an upstand and stone dying into a window board, and there is often less clearance than an upstand is tall. Where a cill sits low the upstand has to shrink, and a stone with heavy movement in it looks wrong at that height because a short piece shows one fragment of a pattern rather than a run of it. What the room obstructs, the layout pays for in slab.

Questions

Questions we get asked in Cranford

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Are you set up to work in Cranford, or is it a subcontractor?

Yes. Cranford is on the patch, and the postcodes we work here are TW5, TW4. It is worked on our west London run, along with the rest of Hounslow. A drive behind an electric gate depends on somebody being in to open it and on the gate staying open while the load comes off. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. A figured slab takes longer to match than a plain one. The work comes to you. We template in your kitchen and fit in your kitchen, with nothing to visit or collect.

What should I expect from worktops in a Cranford kitchen?

Rear windows are wide and low with a deep tiled cill, and that cill decides how tall the upstand behind the sink can be. These kitchens are usually knocked through to the dining room, so the surface is read from two sides at once and the figure has to carry across the pieces rather than restart at every join. At four metres a stone is a tone rather than a pattern. Window boards and cills stand proud of the plaster, so the back edge of the top has to be plotted to where the units actually sit rather than to the wall. Every notch and every scribe is machined into the piece before it leaves the works, and a hard sintered surface is the least forgiving of a tight internal corner, so one is always cut with a generous radius. A cut-out beside a notch leaves very little stone in between.

How would you get a worktop into a property in Cranford?

Even an easy kerbside carry wants the pavement clear at the tail lift, because a three-metre piece on edge has a swing radius nobody expects until it is swinging. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. What will not travel whole is designed to break somewhere sensible. Some drives are wide enough for the van and too short for the tail lift, because the tail lift needs its own clear metre behind the vehicle. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. Stone is delivered machined, sealed and covered, in that order.

Is worktops what Cranford is known for?

No, not particularly, and it would be easy to say otherwise. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. That is the local housing talking rather than anything about the job. It is priced, cut and fitted no differently here than anywhere else we cover. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. Colour names outlive their batches by several years. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Volume work tends to live at the entry end of the range, and the entry end is genuine stone rather than a compromise, since the lowest supply figure we quote is a sintered surface and not a thin laminate pretending to be one. Fitting follows template by five to ten working days.

What moves the number on a quote around here?

Handles on opposing runs meet in the middle of the aisle, so a deep edge profile specified on both sides takes width out of the standing space twice over. A shape like that nests kindly on a slab, so more of what gets bought ends up on the units and the rate per square metre behaves much as the brochure says it will. Edge metreage climbs with corners, not with floor area. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.

What state does a Cranford kitchen have to be in before you template?

Where a run finishes into a reveal, the depth of that reveal is taken at worktop height and nowhere else. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. Heat at the lip of an opening is the slow kind of damage. Confirm the depth of the units, the total run lengths and whether an island or peninsula is going in, and tell us the colour temperature of the lighting. A quartz sample left on the counter for a week under the actual kitchen lights settles more arguments than any showroom, and an owner is the only person in a position to do that. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. Staying put and selling on ask different questions of a stone.

Can you machine drainer grooves into the stone?

The grooves sit inside the depth of the top with stone left either side, so a shallow run limits them. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. Where there is no room for a separate drainer, grooves are usually what gets specified instead. The kitchen door opens inwards into the middle of a run, so the usable length of that wall stops well short of the corner. Which stone belongs on top of all that is a separate question from the building itself, and it is the one with a figure attached, because supply alone runs from £110 to £550 per square metre before a single cut has been made. The light in a room shortens the shortlist faster than the budget does.

How much upkeep is a stone worktop?

A seal is not waterproofing. It only buys time to wipe a spill up. Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. These went up as handed pairs, so in one house of the two the kitchen sits against the party wall and in the other it takes the alley side, and only one of them has an outside wall to work with. A knocked-through room means the surface is read from the dining side as well as the working side, so the figure has to run continuously and the pieces are taken from adjoining slab. Four visible edges make the profile part of the design.

What if the base units are out of level?

A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. Packing takes up small variation. It is not there to hide something that belongs in the units. Where a run meets an appliance, level decides whether that appliance door still clears the stone above it. Sill height gets settled with the template on site, because it is one of the few dimensions nobody has measured before we arrive. A run that sits under strong sun for hours every afternoon suits a surface built to be stable in daylight, because a resin-bound stone is made for indoor use and sustained sunlight is the one thing it was never designed around. The obstruction is templated as found and cut as templated.

What do you need from me for the sink and hob cut-outs?

A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. An island is the piece that decides whether one slab covers the kitchen or two, and a second slab arrives as a step in the figure rather than a gentle slope. A pale honed face earns its keep in a room short of daylight.
