Creekmouth kitchens

The kitchens we meet in Creekmouth

Half of what we get asked about stone worktop supply and fitting in Creekmouth could be answered by a tape measure and ten minutes in the room in question. Overwhelmingly industrial land at the mouth of the Roding, with residential work limited to the edges and newer riverside development nearby, so what domestic work there is tends to be modern flats with compact one-wall kitchens. There is also occasional light commercial work here, staff kitchens and counters in trade units. None of that has to be decided before you get a price. It is what the survey is for.

The original openings were sized for goods, but the residential doors dropped into them were not. Colour behaves differently in a room like that, which is why a sample sits on the units for a week and gets judged under the lights that will be on when somebody is cooking. The slab is the decision; the room only sets how much of it you need.

Services run on the surface in these buildings, so conduit and pipework cross the wall behind the units and stand proud of it. The kitchen is usually an island pod standing free, which puts all four edges on show and turns the profile into a design decision rather than a technical one. The island earns the liveliest part of the stone.

The building types here are industrial estate, riverside redevelopment and limited residential. Which one you have changes the order of the day more than the design does.

True everywhere

Worktops, in short

  • Supply is £110 to £550 per square metre across the 181 surfaces we fit.
  • Quartz is engineered, so its pattern repeats and a long kitchen matches itself end to end.
  • Granite comes out of the ground porous, which is why it gets sealed.
  • Dekton and sintered stone hold their colour under heat and direct sunlight.

The place

Why Creekmouth is its own job

A plan drawn off a floor plan will not tell you what a fit in Creekmouth actually involves, so we come and look. Wide industrial access roads with no residential parking issues at all, but security gates on estates, HGV traffic and long distances between the road and the actual unit door. Access is the easiest in the borough for a big vehicle, but gate passes and site inductions on the industrial estates take longer than the installation. The itemised quote is deliberately boring reading, because a boring quote is one with no surprises left in it.

The work

What worktops involves

Quartz, granite and sintered surfaces such as Dekton are all supplied, and the choice between them is made on heat, sunlight, porosity and the light in the room rather than on price alone. Fitting follows the template by five to ten working days, and the pieces arrive finished, with joins bonded in a resin mixed to the colour of the slab. You keep the offcut if you want it, which is where the chopping board, the shelf and the spare piece for a future repair come from.

Dekton and the sintered family are fired rather than bound, so warmth and sunlight do nothing to them at all, and they are the most demanding of the three to machine. Dekton and sintered stone cover £110 to £366 across 65 surfaces, so the hardest material available is also the one that opens the range. A surface in a room this size is seen from across the floor, so it registers as a tone long before anybody reads the pattern in it. Machined to the millimetre and guaranteed by the decade, not the year.

The money

What it costs in Creekmouth

A worktop is priced from the cut list rather than the floor area, because the slab is bought whole and the run lengths decide how much of it ends up on your units. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. Two quotes can agree on a supply rate of £110 to £550 per square metre and still land a long way apart, because the cut-outs, the joins and the edge profile are priced after it. Finished edges are counted by the metre, not by the surface.

warehouse and wharf conversions

Creekmouth in the housing figures

In this corner of the borough, almost no homes fall in the upper council tax bands. Where homes are specified in bulk the yield question is answered across a whole scheme, and the waste factor falls once several rooms nest together. Compact kitchens make the band matter more than the metres.

warehouse and wharf conversions

What Creekmouth asks for

Around here this is occasional rather than routine. The routine ones are worktop installation, worktop fabrication and worktop replacement. That is a comment on the buildings and on nothing else.

warehouse and wharf conversions

The carry, and what it rules out

Booked delivery windows on a managed estate run to an hour, and a worktop install does not happen inside an hour. Weight per square metre is published for every body on the market, and multiplying it by the piece is how anybody works out whether this is a job for two hands or four. A forced seam is a material decision before it is a fitting one.

Questions

Questions we get asked in Creekmouth

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Creekmouth far enough out to be a problem for you?

Yes. Creekmouth is on the patch, and the postcodes we work here are IG11. It is worked on our east London run, along with the rest of Barking and Dagenham. On a street with no restrictions the constraint is other residents rather than a warden, so it is worth putting a cone or a car out early. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. Cutting is done wet and extracted, never dry on a pavement. Your part of it happens entirely at home, with nothing to travel to and nothing to bring back.

02

What should I expect from worktops in a Creekmouth kitchen?

Many of these kitchens are a fitted pod dropped into open floor, so three sides are free and only the fourth is ever scribed. A surface in a volume this size is read from across the floor, so it registers as a tone long before anybody is close enough to read a pattern in it. Movement needs length, and length is what these rooms have. Where a column lands in the run the template plots its actual outline so the stone is cut to fit around it rather than stopped short and filled. Every notch and every scribe is machined into the piece before it leaves the works, and a hard sintered surface is the least forgiving of a tight internal corner, so one is always cut with a generous radius. A cut-out beside a notch leaves very little stone in between.

03

How would you get a worktop into a property in Creekmouth?

A height barrier on the car park entrance rules out a tail-lift van outright, and the stone then transfers to a trolley at the barrier itself. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. Quiet stone closes a joint; dramatic stone announces it. A free-parking street with cars both sides can still leave the van forty metres away, and that distance is carry, not driving. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. Remnants become chopping boards, hearths and window boards.

04

Is worktops what Creekmouth is known for?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop installation, worktop fabrication and worktop replacement. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. A repeated specification is worth deciding slowly, once. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Adding an island is what moves most of these projects from one slab to two, and that jump is the single largest step in any worktop quotation. Drawing lengths and room lengths are rarely the same lengths.

05

What moves the number on a quote around here?

The two runs are read against each other rather than against the floor, so they are set to one datum taken across the aisle instead of measured up from the boards. A shape like that nests kindly on a slab, so more of what gets bought ends up on the units and the rate per square metre behaves much as the brochure says it will. Edge metreage climbs with corners, not with floor area. The stone is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted separately.

06

What state does a Creekmouth kitchen have to be in before you template?

Exposed structure means the back edge is not a straight line at all, and a scribe of fifteen or twenty millimetres across a run is normal. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. Heat at the lip of an opening is the slow kind of damage. Send the island size and the perimeter lengths, tell us the ceiling and window arrangement, and say whether the pod services come up through the floor. A landlord with several similar flats usually wants one specification repeated, so the material, the edge detail and the upstand height are recorded and reused rather than rechosen each time. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. Neutral mid-tones survive a change of owner better than statements.

07

What if the base units are out of level?

Packing takes up small variation. It is not there to hide something that belongs in the units. Units have to be fitted, fixed and level before templating, and it is better to hear that at the template than on the fitting day. Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. A deep scribe comes out of the nest, so how far the stone has to be relieved changes which part of the slab the piece is cut from. A run that sits under strong sun for hours every afternoon suits a surface built to be stable in daylight, because a resin-bound stone is made for indoor use and sustained sunlight is the one thing it was never designed around. The obstruction is templated as found and cut as templated.

08

Which materials need sealing and which do not?

Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. The bead where the sink and hob meet the stone is siliconed rather than sealed, and wants watching. Day to day all three want soap and water; abrasive creams and scouring pads are what dull a polished surface. Original brickwork is uneven by ten millimetres or more across a bay, so the back edge is scribed to the actual face rather than to a line. Open volume and hard surfaces mean the worktop is read from a distance, and stone looks quite different at four metres from how it looks at arm length. At four metres a stone is a tone rather than a pattern.

09

How do you cut out for an undermounted sink?

A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A galley that is also the route to the back door is a corridor first and a kitchen second, and what the shape can take is set by the traffic going through it. An island is the piece that decides whether one slab covers the kitchen or two, and a second slab arrives as a step in the figure rather than a gentle slope. A pale honed face earns its keep in a room short of daylight.

10

What happens if a piece is damaged on the fitting day?

Our own installers do the carry, so there is nobody in the middle to argue with about it. Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. Floors and units are protected before anything comes through the door. Concierge buildings want the goods entrance, a booked lift and proof of insurance, all of which is straightforward when it is asked for a week out. Where a seam becomes unavoidable the choice of stone starts to matter, because a fine even speckle closes a joint almost invisibly and a broad vein simply will not. Thin sintered stone weighs about half what thick granite does.
