Tottenham Green kitchens

The kitchens we meet in Tottenham Green

Most of the worktop jobs we do in Tottenham Green land in one of a few kinds of kitchen, and which one you have changes the job long before the stone is ordered. Around the Green there are older villas and some period buildings converted to flats, which means high ceilings, deep skirtings and kitchens fitted into rooms that were never kitchens. Layouts are single-run against an internal wall with the services boxed in behind. Whichever it is, the process below is the same, and the figure you get after templating is fixed.

The room has three or four doors and a route through it to the garden, so the work shares the space with everyone else in the house. Colour behaves differently in a room like that, which is why a sample sits on the units for a week and gets judged under the lights that will be on when somebody is cooking. Stone is bought whole and paid for whole, offcut and all.

A range sitting in a chimney recess is common, and the flanking pieces are cut with the manufacturer clearance built into the template. Long uninterrupted lengths are where the figure in a slab finally gets to be seen, and that is the one setting where a dramatic stone repays what it costs. Long narrow rooms want a pale face at the working end.

Most of what we quote on here is Georgian villa, Victorian terrace and civic-building conversion. What the units are screwed to varies between them, and that decides the fixings.

Worktops, in short

  • Supply is £110 to £550 per square metre across the 181 surfaces we fit.
  • Dekton and sintered stone hold their colour under heat and direct sunlight.
  • That figure is the slab. Fabrication, edges, cut-outs and fitting are quoted separately.
  • Four free quartz samples are posted out, because photographs of stone lie.

The place

Why Tottenham Green is its own job

We are in Tottenham Green most weeks, and it is the building rather than the stone that decides how a job here runs. The Green sits on the High Road with bus lanes and event closures, and several of the converted buildings are listed with restrictions on fixing into original fabric. Communal entrances with a keypad and a hall that must stay clear as a fire route. Deep original skirtings mean the base units stand off the wall - either scribe the top back or set the units forward consistently, but decide before you template or the run steps. None of it stops the job. It changes how we plan it, and planning it is what the Tottenham Green visit is for.

The work

What worktops involves

The material carries a twenty five year guarantee and the fitting workmanship five years, and both are handed over in writing with the paperwork for the slab. A natural stone is sealed before the kitchen is handed back, and you are told plainly which products will dull the finish and which will not touch it. You end up with a surface chosen for how it behaves in your room rather than for how it looked on a screen, which is a different decision and usually a better one.

Hardness and brittleness are different things, and the body that best resists a blade is frequently the one least willing to carry an unsupported corner. Sealing a natural surface takes an hour and wants repeating roughly once a year, using a penetrating sealer rather than anything that leaves a film on top. The island takes the best of the stone and the perimeter takes the quieter part of the same batch. Sampled at home, templated in the room, machined once.

The money

What it costs in Tottenham Green

Material band is the single largest lever on the total, and moving up a band on a small kitchen costs less than most people assume because there is little area to multiply. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. Two quotes can agree on a supply rate of £110 to £550 per square metre and still land a long way apart, because the cut-outs, the joins and the edge profile are priced after it. You see what the offcut costs before you agree to the layout.

Tottenham Green in the housing figures

Around Tottenham Green, landlords hold the greater part of the stock. The kitchens are compact, so the fixed lines outweigh the stone. Several homes to one standard is an argument for matching the batch rather than chasing the lowest figure on each of them. The number on a price list starts the conversation and does not finish it.

What Tottenham Green asks for

The stock here does not generate much of this. What it generates is worktop installation and worktop replacement. The job itself is surveyed, quoted and fitted exactly as it would be anywhere else we work.

period detached houses and villas

The carry, and what it rules out

A bus lane along the frontage brings its own hours with it, and stopping in one is enforced the same way the red route is. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. A sealer needs a dry face and a quiet hour after it.

Questions

Questions we get asked in Tottenham Green

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Tottenham Green on your patch?

Yes. Tottenham Green is on the patch, and the postcodes we work here are N15, N17. It is worked on our north London run, along with the rest of Haringey. The van is not staying on a main road for the day, so once the stone is off it goes and parks properly somewhere else. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. Wet stone reads darker, which is why colour is judged indoors. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

02

Is there anything about Tottenham Green buildings that catches worktops out?

The kitchen is generally a rear extension or a knocked-through pair of rooms, so part of the perimeter is old wall and part of it is new. A kitchen of this size runs to two slabs almost every time, and once a second slab is in the quotation the question shifts from rate per square metre to which slab you actually want to live with. Short pieces are the argument for buying a slab outright. Anything that has to stay accessible, a stopcock, a gas meter, a riser panel, is marked on the template so the stone is cut around it instead of over it. Every notch and every scribe is machined into the piece before it leaves the works, and a hard sintered surface is the least forgiving of a tight internal corner, so one is always cut with a generous radius. Internal corners are cut with a radius because square ones crack.

03

What do you check about the route into a Tottenham Green property?

Bollards, planters and a one-way service road can turn what looks like a ten-metre carry into a fifty-metre one. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. Where a break is unavoidable it goes into the quietest part of the pattern. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. Sintered surfaces are the hardest of the three to machine and the messiest to cut wet, which is precisely why none of that happens on a public pavement. Nothing is ever colour matched outdoors under a grey sky.

04

Does Tottenham Green actually ask for worktops?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop installation and worktop replacement. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. A converted flat is measured off the original house, so no two units in the same building have quite the same kitchen run. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. The entry end of the range is real stone, not a compromise. Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. Volume work tends to live at the entry end of the range, and the entry end is genuine stone rather than a compromise, since the lowest supply figure we quote is a sintered surface and not a thin laminate pretending to be one. The island is usually what turns one slab into two.

05

Why do two Tottenham Green kitchens the same size price differently?

Where the sink and the hob face each other across the aisle, everything carried between them crosses the walkway, and that is the one movement the shape cannot design out. A shape like that nests kindly on a slab, so more of what gets bought ends up on the units and the rate per square metre behaves much as the brochure says it will. The waterfall leg is a whole extra piece of stone. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

06

What has to be finished before you can template?

A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. An engineered surface yellows under standing warmth; natural stone does not. Send the island dimensions and the perimeter run lengths, say whether a waterfall end is wanted, and tell us which slab you would like reserved. Because the money comes out of a household rather than a maintenance budget, phasing is common: tops now, island or splashbacks later, quoted so the second visit still matches the first. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. Repairability is a fair question to ask before choosing.

07

Is templating a separate visit from fitting?

On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. The fit follows 5 to 10 working days after the template, and nothing is cut before that visit because nothing is cut from a plan. Nothing is measured until the sink, the tap and the hob are in the room to measure against. Original solid floors are quarry tile or flagstone bedded on ash, and they have moved with the ground rather than with the building. Which stone belongs on top of all that is a separate question from the building itself, and it is the one with a figure attached, because supply alone runs from £110 to £550 per square metre before a single cut has been made. Quartz, granite and sintered stone answer three different rooms.

08

What if a piece cracks while it is being carried in?

Door frames and the stair route are protected too, since most contact happens on the way in. Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. Stone cannot be filled and made good the way laminate can, so a damaged piece is remade rather than patched. The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. Where a seam becomes unavoidable the choice of stone starts to matter, because a fine even speckle closes a joint almost invisibly and a broad vein simply will not. Pattern is carried across a seam on the bench, never by eye on site.

09

What happens to the worktop that comes off?

Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. The sink and hob are lifted out with the old top and kept aside if you are reusing them. What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. Where the frontage is a clearway the unload happens away from the door and the carry gets longer, which is a crew and time question rather than a stone one. The unused stone rides back unless you want it, and a granite remnant makes a chopping board, a hearth or a window board instead of becoming waste. The film stays on the face until the last trade leaves.

10

Can the price change after templating?

Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. Nothing is payable until the template, and the template measures the room as it stands rather than estimating from a plan. The quote is written from the template drawing. Before that it works from what you have described. A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. A run that sits under strong sun for hours every afternoon suits a surface built to be stable in daylight, because a resin-bound stone is made for indoor use and sustained sunlight is the one thing it was never designed around. Strong daylight is an argument for a surface built to take it.
