Where the drive is shared, the half-hour the van spends in the way is agreed with the neighbour in advance rather than apologised for at the time. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. Stone arrives finished, because a kerb is not a polishing shop. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

A minority of these are non-traditional precast types, and in those the inside face of the outer wall is a panel between columns rather than a masonry wall. Runs are short and the whole kitchen often comes off part of one slab, which means the remainder is the figure worth understanding before the colour is settled. Movement needs length, and length is what these rooms have. A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. Boxed-in pipework running along the skirting looks harmless until a loaded trolley has to pass it. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. A forced seam is a material decision before it is a fitting one. A step up from the drive to the threshold turns the last two metres into a lift, and a lift is where two pairs of hands become the minimum. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. A natural surface is sealed at the end of its own fitting day.

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop installation and worktop replacement. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. A managed portfolio tends to repeat one specification across every flat, which keeps later repairs and replacements simple to order. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. Heavy daily cooking is an argument for natural stone. Damage in a let flat is settled as a deposit deduction, so a surface that can be repaired in place is worth more than one that has to be replaced whole. Volume work tends to live at the entry end of the range, and the entry end is genuine stone rather than a compromise, since the lowest supply figure we quote is a sintered surface and not a thin laminate pretending to be one. A galley closed at one end takes a short return across the top, and that little piece carries the same edge work, the same handling and nearly the same cost as a full length. A shape like that nests kindly on a slab, so more of what gets bought ends up on the units and the rate per square metre behaves much as the brochure says it will. Yield is a property of the room as much as of the slab. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.

A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. Speckle hides the resin line a mitre leaves behind. Send the run lengths, a photograph of each corner so we can see the boxings, and tell us how the kitchen is used day to day. Where the provider has set the specification the material choice was made once for a great many kitchens, and the useful work is meeting it exactly rather than proposing something else on the day. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. Phasing works only if the second phase matches the first batch.

An upstand is a slim strip that follows the worktop up the wall; a full-height splashback runs from the worktop to the underside of the wall units. Tiling and stone can meet, but where they meet is decided before the template rather than after. The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. Windows and doors were replaced across whole streets on one programme, so the kitchen window is a plastic frame in the old opening with a deep lined reveal. Rooms in this stock are compact and the runs are short, so the whole kitchen often comes off part of one slab and the remainder is the number worth thinking about. At four metres a stone is a tone rather than a pattern.

A seal is not waterproofing. It only buys time to wipe a spill up. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. The window cill clears a worktop by very little, which settles how tall the upstand under it can be before anyone has drawn a thing. Windows are generous here and the light is even, so a mid-tone holds up without having to be pale simply to survive the room. Four visible edges make the profile part of the design.

A join is glued and clamped flush on the day, so it is fixed rather than something to be undone. A finished join is typically two to three millimetres, colour-matched and sanded flush. What you get is a line rather than a step, because the pieces are levelled to each other first. Walls at both ends mean two scribes on every piece, and a run that has to drop between two fixed points has no tolerance left to give away. A mitred corner asks the pattern to turn through a right angle, which an even speckle does without comment and a marble-look stone makes a performance of. Two mitres and three lengths is bench work, not surface area.

The grooves sit inside the depth of the top with stone left either side, so a shallow run limits them. Grooves are machined into the surface rather than applied to it, so there is nothing to come loose later. On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. Where the external walls have been overboarded to insulate them the room is fifty millimetres smaller than the drawing and the board sounds hollow throughout. Which stone belongs on top of all that is a separate question from the building itself, and it is the one with a figure attached, because supply alone runs from £110 to £550 per square metre before a single cut has been made. Stone is bought whole and paid for whole, offcut and all.
