Hornsey kitchens

The kitchens we meet in Hornsey

What stone worktop supply and fitting actually involves in Hornsey depends on what you are fitting into, and around here that is not one thing. A lot of two-bed conversion flats where the kitchen is at the back with a single 2.4m to 3m run and a washing machine under the counter because there is no utility. The newer blocks around the old Town Hall site are open-plan with a compact island and a fully integrated appliance set. Tell us which street you are on in Hornsey and what the old worktop is, and we can usually narrow it down before we visit.

Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. Thickness is a quieter decision than colour and shows more, because twenty millimetres reads lean and thirty reads substantial, and one costs more than the other in the same stone. Quartz, granite and sintered stone answer three different rooms.

The flat entrance door and the internal doorways are usually tighter than the communal stairs, which is the opposite of what most people assume. Rooms in these houses run long and narrow with the only honest daylight at the garden end, so a pale honed surface does more for the working half of the kitchen than any colour with depth in it. Cool artificial light turns a warm stone grey.

What the job sheets keep listing is Victorian terrace, Edwardian flat conversion and 2020s Town Hall quarter apartment. That mix is why two jobs on the same road can run completely differently.

Worktops, in short

  • Supply is £110 to £550 per square metre across the 181 surfaces we fit.
  • Fitting happens five to ten working days after the template is taken.
  • Quartz is engineered, so its pattern repeats and a long kitchen matches itself end to end.
  • Granite comes out of the ground porous, which is why it gets sealed.

The place

Why Hornsey is its own job

If you have had a worktop fitted in Hornsey before, you will recognise some of this. The High Street is a constant bus corridor with red-route style restrictions at peak, so timing matters. New blocks need a booked service lift and dust sheets over the lobby finishes; the older conversions have a shared street door and a stair used by three flats. Conversion kitchens here often sit on a solid ground-floor slab that has been overlaid twice - measure finished floor level at both ends of the run, not just at the sink. Our own installers do the fitting, so whoever templated the room is not handing the problem over to a subcontractor.

The work

What worktops involves

The stone is quoted per square metre for supply and itemised beyond that, so the slab, the edge profile, the openings and the fitting each appear as their own figure. The room is templated once the units are fixed and level, because the stone is machined to the room as built rather than to the kitchen drawing. You are left with a worktop machined to the room as found, so the back edge follows the wall instead of leaving a shadow gap at one end of the run.

Quartz is crushed stone bound in resin, so it arrives consistent and predictable, and that same resin is why it objects to a hot pan and to standing sunlight. An undermounted sink asks the material to hold a polished internal edge all round the aperture, which quartz and sintered stone do well and a coarse-grained granite does less reliably. In a house of this age the kitchen stretches away from its only window, so the shortlist closes around a pale honed face before anybody names a colour. Heat, water and sunlight sort the shortlist quickly.

The money

What it costs in Hornsey

Material band is the single largest lever on the total, and moving up a band on a small kitchen costs less than most people assume because there is little area to multiply. An island is a yield question before it is a design one: it either comes out of the same slab as the perimeter or it needs a second. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. You see what the offcut costs before you agree to the layout.

Victorian and Edwardian terraces

Hornsey in the housing figures

In this corner of the borough, the twenties and thirties barely register, so the standard semi galley is not the shape we are fitting. Larger homes in that fabric put the cooking well away from the window, so the working end goes dim and tone starts to count for more than pattern. The number on a price list starts the conversation and does not finish it.

Victorian and Edwardian terraces

The carry, and what it rules out

Managed buildings allow deliveries through the lift only between set hours, and a day that overruns them finishes with the last piece still on the pavement. A square arris is the first thing to chip on a hard carry, which is one honest argument for a pencil round or a small chamfer over a knife edge. The seam is planned on the layout, not discovered in the room.

What Hornsey asks for

Honestly, this is not what we do most on this patch. Worktop replacement and worktop installation come up more often. That is a statement about the local housing rather than about the work, and nothing about how it is quoted, cut or fitted changes because of it.

Access

Getting stone into a Hornsey kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

5–10 working days

From template to fitted is 5–10 working days from template. The same on this patch as every other.

Questions

Questions we get asked in Hornsey

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Hornsey on your patch?

Yes. Hornsey is on the patch, and the postcodes we work here are N8. It is worked on our north London run, along with the rest of Haringey. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. The last hour on a granite kitchen belongs to the sealer. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

02

Why would worktops in Hornsey be any different from anywhere else?

Cornice, picture rails and deep skirting survive in converted rooms, so the run stands off the wall and the back edge follows the units rather than the plaster. The kitchen in one of these sits in the back addition and takes its daylight from one end, so the working half of the run is the darker half and a pale stone with a honed or matt face does more there than any colour with depth in it. True walls and standard carcasses give the best yield there is. Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. Every notch and every scribe is machined into the piece before it leaves the works, and a hard sintered surface is the least forgiving of a tight internal corner, so one is always cut with a generous radius. A dark plain face shows every made-good line on the run.

03

What is the carry like in Hornsey?

Where only one car serves the building a breakdown on the morning halts the job outright, so the fallback route is worked out at template rather than on the landing. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. The pieces either side of a break come off adjoining slab. Where the frontage is a clearway the unload happens away from the door and the carry gets longer, which is a crew and time question rather than a stone one. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. What stands on the van is finished stone, not raw slab.

04

Is Hornsey really a worktops area?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop replacement and worktop installation. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. Two slabs bought a season apart are two different stones. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Volume work tends to live at the entry end of the range, and the entry end is genuine stone rather than a compromise, since the lowest supply figure we quote is a sintered surface and not a thin laminate pretending to be one. Buying for hard use is a different exercise from buying for looks.

05

Where does the money go on a Hornsey worktop?

A hob cut-out and the floor penetration feeding it have to land over the same cabinet, and where they do not it is the stone that gets redrawn rather than the pipework. A shape like that nests kindly on a slab, so more of what gets bought ends up on the units and the rate per square metre behaves much as the brochure says it will. One slab or two is the biggest single jump in any quotation. Material sits between £110 and £550 per square metre supply only, and templating, fabrication and fitting are quoted line by line.

06

What needs to be ready before you come to Hornsey?

Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. Internal corners are cut with a radius because square ones crack. Send the run lengths, say where the sink and hob will sit, and tell us which way the room faces and what lighting is going in above the working run. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. Stone is a fixture and outlasts the agreement over the room.

07

Do you take the old worktop away?

If you want the old top kept for a garage or a utility, say so and it stays on site. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. Take the old tops off yourself if you would rather, and the quote simply carries one line fewer. Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. Sintered surfaces are the hardest of the three to machine and the messiest to cut wet, which is precisely why none of that happens on a public pavement. Nothing about the shortlist is decided on the day itself.

08

Is the quote a fixed price or an estimate?

Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. The quote is written from the template drawing. Before that it works from what you have described. What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. A floor that falls across the depth of a run rather than along it tips the carcasses front to back, and packing the front feet changes the overhang while it fixes the level. A run that sits under strong sun for hours every afternoon suits a surface built to be stable in daylight, because a resin-bound stone is made for indoor use and sustained sunlight is the one thing it was never designed around. An engineered surface yellows under standing warmth; natural stone does not.

09

Is a drainer groove worth it in a small Hornsey kitchen?

The bowl position has to be settled before templating, since the grooves are set out from it. They read strongly across a dark stone and are nearly invisible on a pale one, so look before deciding. The grooves sit inside the depth of the top with stone left either side, so a shallow run limits them. A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. Which stone belongs on top of all that is a separate question from the building itself, and it is the one with a figure attached, because supply alone runs from £110 to £550 per square metre before a single cut has been made. A week with a sample on the units beats an hour in a showroom.

10

Does my sink have to be on site before you template in Hornsey?

The sink, tap and hob have to be physically in the room at the template, not merely ordered, because the cut-out is machined to the item itself. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. Sockets set into the end panel keep the top clear, but they sit below the stone and are cut into the panel by the fitter rather than machined into the worktop. An island is the piece that decides whether one slab covers the kitchen or two, and a second slab arrives as a step in the figure rather than a gentle slope. A mitre asks the pattern to turn a corner and be believed.

“Kareem did the countertops dur8ng my kitchen remodel, and I was so impressed that I had him back to do the laundry room as well, which tells you everything you need to know. He is an absolute gem. Shows up when he says he will (which, let’s be honest, is rarer than it should be), does beautifully work, and clearly takes real pride in what he does. The countertops look fantastic, and he even went above and beyond, using leftover quartz to create an extra counter in my bathroom. Genius. He’s kind, professional, reasonably priced, and just gets on with it. No fuss, no drama, just a job very well done. I wouldn’t hesitate to recommend him and will absolutely be using him again if the need arises. Happy to answer any questions.”
