We plan the vanity tops in Marks Gate around access, ceiling height and what the kitchen has already been through, none of which shows up in a phone call. A compact post-war estate cut off north of the A12, built to a small number of types, so kitchens are uniformly small, a single 2.4m run with the boiler above and no realistic room for an island or peninsula unless a wall comes out. Most work is replacement tops and sinks on sound units, with occasional full refits where a rear extension has been added. It is not your job to know which one it is. Ask for the survey and the measurements will tell us both.
These kitchens give three metres of usable wall and no more, so a dimension out by a few millimetres costs a whole run rather than a piece. The stone is the straightforward half of a bathroom. The order the trades come in is what actually decides when we can be there. One piece, four operations, and nowhere for any of them to move.
The hot water cylinder sits in a cupboard opening off the kitchen or the landing above it, and the pipework to it drops through the corner of the room. Dense concrete and blockwork hold a bracket firmly, so a wall-hung unit is secure, though nothing can be chased in to hide a pipe. The soil stack decides the basin position more than taste does.
The stock behind these kitchens runs to 1950s LCC estate house, post-war maisonette and 1960s low-rise flat. Which of those you have decides most of what follows.
