Pricing vanity tops in Valence has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. Northern part of the Becontree layout around Valence Park, with the same inter-war house types but noticeably more owner-occupied and improved, so a higher share of full refits with new units rather than tops only. Many have a small rear extension already, turning the old scullery into a utility and giving the kitchen a proper 3.5m run with the sink relocated under a new window. If that sounds like guesswork, it is not: it is measured on the day, in your kitchen, before anything is cut.
A good number of these blocks are large panel system builds, where the wall is a precast unit with a grouted joint and nothing gets cut into it. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. Small enough to carry, awkward enough to plan.
Walls are dense block or in-situ concrete with a bonded plaster, so the bottom course of tiles brings plaster with it when the old top comes off. Floors are solid, so the unit sits where it is put and the levelling is done under it rather than argued with afterwards. Pressed steel baths and stone vanities are a common pairing.
The housing on these streets is 1920s-1930s LCC cottage estate house, ex-council semi and later infill flat. The run length that is easy in one is a join in another.
